The Real Estate Manager supports International Operations by ensuring effective network planning, best site selection and acquisition, location leadership, and trade area dominance in the assigned country and region.
Geographic Scope : International (Europe, Middle East, Asia (except for PH and China), Australia); HQ in the Philippines
Responsibilities:
Network Planning:
- Prepare medium-term site plans for market development.
- Present and discuss plans with Market Head and/or Franchisee for approval.
Site Mapping:
- Review and reinforce Site Mapping activity.
- Validate site mapping information for decision-making purposes.
- Present planned sites to the Market Head and EEMAA Head with necessary information.
Site Assessment:
- Review and validate site assessments based on priority Trade Areas.
- Finalize sales forecasts for agreed trade areas.
- Provide assessment reports and recommendations for approval.
Site Sourcing:
- Assist in reviewing ownership information from various sources.
Site Negotiation:
- Keep JFC updated on rental precedence and market rates.
- Manage negotiation forms and history.
Site Documentation:
- Ensure due diligence is completed and critical site information is secured.
- Assist in reviewing and amending contract conditions.
- Coordinate with EMEAA Support Group Team for smooth site turnover to Engineering.
Qualifications:
- Bachelor's degree in Business Management, Marketing, Engineering, or related field.
- Minimum five years of experience in franchising, real estate, and construction management, with at least three years in a supervisory or managerial role.
- Excellent communication skills.
- Must be amenable to work in Ortigas, Pasig (Hybrid Work Setup)
Technical Competencies:
- Site Assessment and Selection: Evaluate site quality and potential for business expansion.
- Site Sourcing: Secure sites through research and contracts with real estate owners.
- Negotiation Skills: Develop agreements with lessors/owners within specified parameters.
- Financial Analysis: Assess profitability and financial viability of potential sites.
- Research and Comparative Benchmarking: Identify industry best practices to enhance strategic approaches.
