Building Maintenance

  • Manage and oversees the planning, construction, repairs and building maintenance in accordance with applicable codes and regulations.
  • Plans and implements general facility protocol.
  • Manage and monitors the consumption costs of electricity, gasoline, water, and other billing related to the facility.
  • Plans office set-up and building façade improvements and reconditioning facilities based on the requirements and specifications needed without compromising the standard set by the company.
  • Work to achieve minimum downtime by monitoring and reviewing property equipment and systems periodically.
  • Oversees the performance of preventive property maintenance to keep the property functioning in top condition for standby generator sets, elevator, HVAC system, pumps and other building equipment.
  • Manages the technical operations focusing on equipment reliability and timely maintenance of the building.

Administrative Function

  • Monitors periodic updates and sends official notice to the office on Rules & Regulations, Ordinances, or Memorandum from government and business regulatory agencies.
  • Working knowledge of leases, contracts and other related documents.
  • Conducts financial/business analysis including preparation of reports.
  • Review and process all systems to improve building and office facilities.
  • Conducts regular meetings and updates with subordinates to ensure clarity of directives.
  • Recommends staff recruitment, selection, promotion, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor including overtime. Mentors and coaches team members to further develop competencies.

Overall Operational needs

  • Implement programs, policies, and procedures, as well as regulate and control Departmental SOPs.
  • Provide management comprehensive periodic updates concerning the status of building property, utilities, and building services.
  • Analyzes necessary corrective action. Make recommendations for improving property operations and resolving maintenance issues.
  • Review operational and capital budget and actively participates in formulating plans for strategic growth.
  • Performs cost-benefit analysis in order to increase the efficiency and effectiveness of the equipment.
  • Oversee and ensure full regulatory compliance for government mandated permits and licenses.
  • Develop a comprehensive manual of operations, guidelines for policies and procedures for implementation.
