Job Description - Senior Division Manager

Overview: Phinma Properties is a leading real estate development company committed to creating vibrant, sustainable communities across the Philippines. We are seeking a dynamic and experienced Senior Division Manager to lead our sales team and drive the growth of our residential and commercial properties portfolio. The ideal candidate will have a proven track record in sales management, exceptional leadership skills, and a strategic mindset to achieve sales targets and maximize revenue. Responsibilities:
  • Develop and implement sales strategies to achieve sales targets and maximize revenue for residential and commercial properties.
  • Lead, mentor, and motivate a team of Unit Managers and Property Specialists to achieve individual and team goals.
  • Establish and maintain relationships with key stakeholders including brokers, agents, investors, and customers to drive sales opportunities.
  • Analyze market trends, customer needs, and competitor activities to identify business opportunities and adjust strategies accordingly.
  • Oversee the sales process from lead generation to closing, ensuring exceptional customer service and satisfaction throughout.
  • Collaborate with marketing, finance, and other departments to develop effective sales and marketing campaigns, pricing strategies, and promotional activities.
  • Prepare and present regular sales reports, forecasts, and performance metrics to senior management.
  • Stay updated on industry developments, regulations, and best practices to ensure compliance and competitiveness.
  • Participate in industry events, networking activities, and conferences to enhance brand visibility and expand business opportunities.
  • Drive continuous improvement initiatives in sales processes, systems, and team performance.
Requirements:
  • Bachelor's degree in business administration, Marketing, Real Estate, or related field. MBA or relevant certifications are a plus.
  • License Real Estate Broker (preferred).
  • Proven experience (3+ years) as a Real Estate Sales Manager, with a successful track record of achieving sales targets and leading high-performance teams.
  • In-depth knowledge of the real estate market, industry trends, legal regulations, and sales techniques.
  • Strong leadership skills with the ability to inspire, motivate, and develop a diverse team.
  • Excellent communication, negotiation, and interpersonal skills.
  • Strategic thinker with analytical skills to interpret sales data, market trends, and customer feedback.
  • Results-driven mindset with a focus on delivering exceptional customer service and driving revenue growth.
  • Proficient in Digital Marketing.
