POSITION: Building Engineer

Job Qualification

• Must be a graduate of Bachelor’s/College Degree in Electrical/Mechanical Engineering
• Must have a Professional License (Passed Board/Professional License Exam)
• At least 1 year of work experience in the property management industry.
• Proficient in structural, mechanical, electrical, and plumbing (MEP) systems 
• Knowledgeable in local and international building codes and regulations
• Experienced in managing time, budgets, and resources for projects
• Skilled in technical aspects such as electrical systems, HVAC, and plumbing
• Strong analytical thinking and ability to develop efficient solutions
• Capable of identifying and resolving issues during design, construction, and maintenance
• High attention to detail ensuring accuracy and precision in plans and execution
• Effective communicator with architects, contractors, clients, and stakeholders
• Builds and maintains strong professional relationships
• Collaborative team player, able to work efficiently in group settings

Job Description:

Operations & Site Management

• Ensure equipment availability with minimal downtime and monitor utilities consumption.

• Conduct regular inspections of the property and equipment.

• Address tenant concerns promptly and enforce house rules.

• Oversee cleanliness, order, and security operations on-site.

Preventive Maintenance

• Develop and implement maintenance programs for all machinery and equipment.

• Monitor contractor compliance and ensure availability of spare parts.

• Ensure timely renewal of equipment permits and service contracts.

Vendor Management

• Set SLAs and KPIs for third-party service providers.

• Evaluate vendor performance consistently.

Fire Safety

• Implement fire safety procedures and maintenance plans.

• Coordinate fire drills and ensure building compliance with fire preparedness.

Energy Management

• Support energy-saving initiatives and compliance.

• Track utility usage and report cost-saving measures.

Construction & Fit-out Monitoring

• Oversee equipment testing and commissioning during construction.

• Monitor tenant fit-out compliance with design and safety standards.

Administrative & Compliance

• Maintain valid government permits and ISO-standard documentation.

• Ensure adequate inventory and prepare technical reports.

People Management

• Lead daily coordination meetings.

• Coach technical staff and ensure effective team communication.

Financial Oversight

• Assist with OPEX/CAPEX management.

• Monitor utilities to stay within budget parameters.

Business Development

• Maintain strong relationships with tenants and landlords.

• Track satisfaction through surveys to improve service quality.

Process Improvement

• Recommend enhancements to technical asset management processes.

Personal Development

• Engage in corporate training, meetings, and team activities.
