Job Description - Project Development Head Township for Lot Sales and Leasing
Job Summary: The Project Development Head for Lot Sales and Leasing is responsible for developing and executing strategies that drive sales and leasing performance across township developments. The role ensures the maximization of land value, attainment of revenue targets, and long-term viability of projects by aligning sales and leasing initiatives with the townships overall master plan and business objectives.
KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES: 1. Sales and Leasing Strategy Development
Formulate and implement sales and leasing strategies aligned with township development plans.
Establish pricing models, payment terms, and lease structures to maximize land value and competitiveness.
Conduct market analysis and feasibility studies to support strategic decisions.
2. Business Development and Client Relations
Identify and cultivate relationships with investors, brokers, institutional clients, and key locators.
Negotiate and close major sales and lease transactions.
Represent the company in industry events, forums, and client presentations.
3. Revenue and Performance Management
Ensure achievement of sales and leasing targets for township projects.
Monitor performance metrics, absorption rates, and pipeline opportunities.
Recommend corrective measures to address sales or leasing gaps.
4. Cross-Functional Collaboration
Work closely with Project Development, Marketing, Finance, and Legal teams to ensure seamless execution of deals.
Provide inputs to township master planning to align with market demand and client requirements.
Coordinate with Construction and Operations to ensure timely delivery of commitments to locators and buyers.
5. Market Intelligence and Competitor Analysis
Track market trends, competitor activities, and industry developments affecting township lot sales and leasing.
Provide insights and recommendations for new opportunities, product offerings, and customer engagement strategies.
6. Leadership and Team Development
Lead and mentor the sales and leasing team to build a high-performance culture.
Provide coaching, training, and performance management for continuous improvement.
Foster collaboration, accountability, and client-centric values within the team.
TECHNICAL COMPETENCIES AND SKILLS: - Demonstrates strong & decisive leadership skills - Must be highly entrepreneurial, with a strong sense of ownership - Must be highly analytical - Strategic, organized, results-driven, resourceful and innovative - Must be both task-oriented and relations-oriented
EDUCATION, TRAININGS, LICENSES REQUIRED:
Bachelors degree in Business, Management, Real Estate, Economics, or related field (Masters degree preferred).
At least 10 years of experience in real estate sales, leasing, or project development, with leadership exposure.
Proven track record in achieving revenue targets and managing large-scale transactions.
Strong negotiation, stakeholder management, and business development skills.
Excellent leadership, communication, and presentation abilities.
