Project Development Manager (General Manager)

Cultivating robust relationships with both internal and external stakeholders is essential to mitigate risks and achieve outstanding project results.

Job Qualifications:

• Graduate of any business-related course
• At least 15 years of combined experience in project development within the real estate industry or related fields
• Strong project management skills
• Excellent communication, presentation, and negotiation skills to interact with internal teams, external partners, and senior management
• Ability to read through financial information and feasibility studies, prepare project budgets, and manage project costs effectively.
• Strong networking and relationship-building skills to engage with investors, developers, owners, and industry stakeholders.
• Understanding of market trends, competitive landscape, and customer preferences in the real estate industry

Job Responsibility:

AOR 1 – Project Development
• Oversee the development process of the project in coordination with all divisions from concept to completion, including site selection, feasibility studies, design development, construction, and pre-opening activities.

• Support sales and marketing initiatives for the projects and coordinate implementation of identified strategies.

• Develop project budgets in coordination with the business development group for acquisitions and operating teams for live projects, conduct financial analysis, and monitor costs throughout the development process to ensure projects are completed within budget. Develop and maintain project documentation and reports.

• Develop and manage project timelines, coordinate with internal teams and external stakeholders to ensure project milestones are met.

• Ensure all projects comply with local regulations, zoning laws, building codes, and industry standards.

• Select and manage relationships as needed with external consultants, architects, contractors, consultants, vendors and others involved in the development process.
• Identify potential risks and develop mitigation strategies to minimize project disruptions and cost overruns and coordinate with involved teams to implement identified solutions

• Provide regular project updates to senior management and stakeholders, including progress reports, financial updates, and risk assessments.

AOR 2 – Real Estate Advisory Services and Business Development

• Prepare research, project plans, project guidelines in coordination with the business development team for market insights on new and existing projects

• Scout for parcels of land as necessary and proactively participate in the land acquisition efforts of the Company.
