Delivery Director - Residential (RES712)

Qiddiya Investment Company is on the lookout for a highly skilled and motivated Delivery Director - Residential to oversee the execution and delivery of our residential projects. This role is essential in ensuring that all developments meets the highest standards of quality and innovation, aligning with Qiddiya’s mission to create a world-class entertainment and lifestyle destination.

The Delivery Director will be responsible for managing the entire delivery process, from pre-construction through to the final handover of properties. You will lead cross-functional teams, coordinate with various stakeholders, and ensure that project timelines, budgets, and quality standards are met with excellence.

Key Responsibilities

• Oversee the complete delivery lifecycle of residential projects, ensuring adherence to timelines, budgets, and quality specifications.
• Collaborate with internal teams, including architecture, design, construction, and sales, to facilitate smooth project execution.
• Establish project delivery strategies and processes that optimize efficiency and stakeholder satisfaction.
• Monitor progress throughout all phases of construction, conducting regular site visits and meetings to address any issues that arise.
• Implement industry best practices and innovative solutions to enhance project delivery efficiency.
• Coordinate with external contractors, vendors, and regulatory agencies to ensure compliance and quality assurance.
• Prepare and present project status updates and reports to senior management and stakeholders.
• Develop and manage project budgets, forecasts, and resource allocation to ensure effective and prudent use of resources.

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field (Master's degree preferred).
• Minimum 12+ years of experience in project delivery management for residential developments, ideally within large-scale projects.
• Demonstrated leadership experience with the ability to manage and motivate cross-functional teams.
• Strong knowledge of construction methods, materials, and project management best practices.
• Excellent organizational and multitasking abilities, with a strong focus on meeting deadlines.
• Proficient in project management software and construction management tools.
• Exceptional communication, negotiation, and interpersonal skills.
• Ability to navigate and foster relationships with diverse stakeholders, including contractors, developers, and local authorities.
• Strong problem-solving skills with a proactive approach to identifying and addressing challenges.
