Qiddiya Investment Company is seeking a talented and experienced Senior Development Manager for our Commercial Office Development projects.
This person with support the business plan development, financial analysis, market research and product definition across the Qiddiya office portfolio.
The role supports commercial opportunity identification, masterplan integration & positioning, and long-term asset performance, ensuring office assets are designed, phased, and positioned to support the success of Qiddiya, maximizing commercial returns and market competitiveness.
Key Responsibilities
1. Pre Development Business Planning
Support the preparation and ongoing refinement of project business plans, underpinned by market research and benchmarking.
Ensure office assets are positioned correctly within the masterplan to support visibility, accessibility, amenity integration and future rental growth.
Work with the Director to identify realistic target sectors and occupiers based on live market demand, including pre-commitment tenants.
In conjunction with the DFA, help to develop and maintain dynamic development appraisals across multiple office assets
Support model phasing, absorption, rental growth, yield sensitivity and IRR scenarios
Ensure market gaps and opportunities are implemented into business planning
Assist with the Qiddiya coworking strategy.
2. Market & Competitor Analysis
Monitor office supply, vacancy and transaction trends across Riyadh and GCC
Analyze tenant demand by sector, size band and growth trajectory
Benchmark asset positioning against competing developments
3. Product Definition & Workplace Development
Contribute to the development of front-end design briefs to ensure product-market alignment
Evaluate core building specifications (floorplates, flexibility, ESG performance, amenity integration) to optimize leasing performance
Assist in shaping amenity mix, activation concepts and ecosystem components to enhance tenant appeal
Benchmark leading global workplace and to inform local product evolution
Monitor emerging workplace trends and translate insights into commercially viable product recommendations
Ensure product decisions support rental growth, occupancy resilience and long-term competitiveness
4. Business & Leadership Reporting
Help draft Business Unit Board and Development Committee reports
Structure commercial analysis into clear, decision-ready formats
Support business plan updates and funding review processes
Ensure consistency of commercial narrative across office projects
Candidate Profile
At least 7 years commercial real estate experience
Strong understanding of financial modelling
Experience with Grade A office or mixed-use commercial assets
Strong understanding of leasing dynamics and tenant demand drivers
Experience preparing materials for senior leadership or investment committees
Strong commercial judgement and structured analytical thinking
Comfortable operating in a fast-paced, evolving development environment
