Job Description - Senior Commercial Manager

Job description / Role

The Senior Commercial Manager - Development will lead the strategic commercial planning and analysis to support the development of hospitality, retail, F&B, residential, infrastructure, entertainment parks and venues asset classes. This role is crucial in ensuring that all pre and post-contract commercial activities are aligned with the company's financial and operational goals. Key Responsibilities: • Strategic Planning: Develop commercial strategies that align with the company's long-term objectives. • Feasibility Studies: Conduct and oversee detailed feasibility studies to evaluate the viability of potential development projects. • Budget & Cost Management: Review Cost plans against benchmark and market data and manage approved budgets, ensuring that all projects adhere to financial constraints. • Contract Negotiations: Assist in negotiations with contractors and suppliers to secure terms that benefit the company both financially and strategically. • Risk Management: Identify potential risks associated with project investments and propose mitigation strategies. • Stakeholder Management: Engage with internal and external stakeholders to ensure alignment and support for development initiatives. • Market Analysis: Analyse market trends and provide insights that will guide the decision-making process. • Reporting & Cash Flows: Provide regular reports to senior management on the progress of commercial activities and any adjustments needed to meet project targets including review and updates of cash flows against commitments made by the business to funders.

Requirements

• Qualifications: Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field. A Master’s degree or relevant certification (e.g., MRICS) is preferred. • Must have experience working directly with a notable Property Developer • Experience: Minimum of 15 years of experience in commercial management or a related field, with at least 5 years in a managerial role, • Skills: Strong analytical and strategic thinking skills, excellent negotiation and communication abilities, and proficient in financial modelling and project management software. Performance Expectations • Deliver commercial strategies that drive project feasibility and profitability. • Successfully manage pre-contract activities to ensure optimal contract terms and conditions. • Consistently meet or exceed project budget and timeline targets.
