BMS Design Specialist

PURPOSE OF THE ROLE

The BMS design specialist will be involved in all new site developments as well as continuous enhancement of existing systems. After project completion this role will provide all handover documentation and provide support to site operations to ensure all existing systems operate at maximum efficiency. The BMS Design Specialist will be mainly responsible for the implementation of ExoStruxure Building Operations (EBO) and Power Monitoring Expert (PME) projects. The Data Centre BMS Design specialist will also ensure that equipment selected/procured by all Data Centre disciplines is compliant with Teraco IT/Cybersecurity policies at handover.

OBJECTIVES
MAIN FUNCTIONS OF THE JOB

Data Centre Projects

v  Design

• Develop a basis of design noting all equipment and points to be monitored
• Work frequently with design teams to understand the full design and any changes that may arise
• Review network design with IT team to ensure sufficient redundancy is built in
• Review routing drawings to ensure scope for additional routing is confirmed
• Develop work instructions for all equipment that outlines cabling, connection, pre-energization testing, and post energization requirements
• Upload full design pack to document management platform
• Ensure M&E equipment selected are complying to Teraco’s Cyber security and general network requirements

  v  Cabling Infrastructure

• Develop a scope of work for the cabling contractor
• Develop construction drawings for all cabling points required
• Develop a detailed cable schedule
• Procurement and appointment of cabling contractor
• Agree labelling specification with cabling contractor
• Inspect cabling installation throughout the duration of the project
• Provide cabling contractor with support on site when needed
• Review as built documentation including cabling test results
• Upload as built information to document management platform

  v  Hardware

• Develop a scope of work for the hardware contractor
• Develop construction drawings of where hardware must be installed
• Develop a detailed bill of quantities
• Procurement and appointment of hardware contractor
• Agree labelling specification with hardware contractor
• Sign off General Arrangement (GA) drawings before panels are installed
• Inspect and sign off hardware installation
• Review as built documentation
• Upload as built information to document management platform

  v  EBO & PME Implementation

• Develop and review graphical interface throughout the full duration of the project
• Verification of data logging to confirm the correct information is being captured
• Verification of alarm configuration to confirm the correct alarm notifications are set up
• Develop dashboards that may assist commissioning, operations, or energy teams
• Test functionality of all alarms, logs and graphics during Level 3, 4 and 5 of the commissioning process
• Develop reports that may assist commissioning, operations, or energy teams
• Test functionality of full BMS and reporting platforms
• Verify the firmware and NTP configuration of all devices
• Verify power quality set up and reporting
• Provide support to the BMS integrator on site
• Provide support to the operational teams on site with enhancement requests and issue resolution
• Ensure together with design teams that there is a standard BMS configuration methodology implemented (Alarms, Delays, Notifications, Function blocks, Calculations etc.)

  v  Commissioning

• L0 – Develop full design pack to be implemented as part of fit out project
• L1 – Attend the relevant FAT’s to confirm Integration and compatibility with equipment
• L2 – Provide support to the BMS integrator, cabling contractor, and hardware supplier on site
• L3 – Verify device and BMS configuration, including alarms, logs, and graphics. Support the BMS integrator on site with configuration and testing where required.
• L4/5 - Support the BMS integrator on site with configuration and testing where required.
• L6 – Upload BMS as built documentation to document management platform
• General- Snagging and maintaining exception lists of equipment will be performed from L1-L6

  Enhancement and lifecycle replacement Projects

  v  Complete project

• All steps as per data center fit out project will be required
• Documentation and support will be required throughout the project to ensure no risk on live data center environment
• Where applicable, work together with operation teams to roll back enhancements to older systems

Compliance

• Maintain compliance in accordance to all relative policies and procedures
• Support the HR department in achieving the organization developmental plan deliverables within agreed timelines
• Meet agreed inter-departmental OLA (Operational Level Agreement)
• H&S monitoring and corrective action to meet statutory compliance, SLAs and good business practice
• Implement company and departmental policies, processes and work instructions as per the agreed quality and timeline/ RFS
• Appointed as the competent person as per the Machinery and Occupational Safety Act, 1983 (Act 6 of 1983) covering all facilities nationally.

Critical System Management

• Conduct working methods to maintain agreed PUE levels
• Task finalization and report accurately, as per agreed format, quality and within the agreed timelines
• Provide national technical support to operational data centres

Data Centre Ethics

• Ensure compliance is maintained incorporating industry best practices

Requirements

SKILLS REQUIREMENT

• Excellent technical design and calculation abilities.
• Ability to analyse data centre systems
• Ability to report timeously relating to design and commissioning activities
• In depth knowledge of data center Building management systems
• In depth understanding of network set up and BMS protocols
• Knowledge of mechanical, control, and fire systems will be an advantage.
• Ability to review network cabling infrastructure designs

QUALIFICATIONS AND EXPERIENCE

• EBO and/or PME Qualification
• Minimum 5 years BMS operational and setup experience
• Certified Data Center Professional (CDCP) or similar will be an advantage
• Minimum 5 years’ experience setting up BMS networks and communication protocols.
• Extensive knowledge on Data Centre environments and critical infrastructure systems.
