It also has to take care of controlled temperature systems for specific goods (e.g. pharma) and implies the preparation of technical specifications, metric calculation and cost evaluations. Part of the responsibilities is the management of all third parties suppliers of this area, as well as site inspections. The role has a very specific competence and knowledge of processes and site requirements. Close collaboration with Real Estate function for fit out check for a new facility and support building release to the Landlord.The responsibility of this role covers, in general, the governance and organization of all the technical activities (eg layout drawings, metric calculation, contract requirements, cost evaluations, material handling equipment requirements) and the maintenance activities.The role has to manage directly and indirectly where applicable “technical staff including Material handling equipment champions' checking all third parties suppliers of this area, as well as site inspections. Closely cooperation with 1) Real Estate function for fit out check for a new facility and support building release to the Landlord; 2) Procurement for tender organization, 3) Finance to control and checking maintenance costs 4) Accelerated digitalization team to bring technological up-to-date solution to facilities and 5) Material handling equipment supplier.Key areas of responsibility include:Supporting the Site Facility Management TeamResponsible for the preparation and checking of maintenance contractsTo be a strong consultant for all kind of technical needs, problems and feasibility studies supporting the BU ColleaguesCoach and drive BU staff during all works related technical plant installation and maintenanceUnderstand warehouse/office layouts and drawings, merging technical requirements by Country Laws, CRE, and DSC Security/Safety/IT. Example: Collaborate with IT to better understand their proposed LAN infrastructure, rack / AP position and how it fits into the supplied drawing and possible impacts on other operational needs.To analyse and optimize the implementation and maintenance of technical systemsSupply guidance to GBS Procurement Dept with regard to facility related tenders, appointment of suppliers and needed service level agreements.Support the risk consultants in cooperation with GBS Risk DeptSupport Site Teams in the management of facility management risks and mitigation plans and the proactive communication of these risks to limit business exposureThis role must ensure all sites have generated a Preventative Maintenance Plan (PMP) and related budget which must be managed accordingly.Prepare technical requirements in compliance with Country Laws and control good result of interventions ('maintenance world')Support all the BU colleagues during site inspections and construction surveysCollaborate with CRE to check buildings for the best negotiations with LandlordCollaborate with RES in case of venturingCollaborate with Legal and Procurement to prepare maintenance contractsCollaborate with Finance in controlling and monitoring maintenance costs and assets statusResponsible for the roll out plans related to the energy savings and the energy efficiencyTo communicate new technology initiatives to assist business in becoming more efficient/effectiveTo be a member of the Internal Energy BoardTo be a member of the Internal Technical BoardSupport BU Staff in analysing and controlling maintenance costsTo be involved and support BCA & Project Brief with facility management requirements.Strong cooperation and main 'technical interface' with the Staff/GBS FunctionsBuild strong working relationships with landlords to ensure leasehold commitments are met.Responsible fo the Supplier Evaluation (Country Quality System)Ensure all facility management SOP's and WI's are implemented and adhered tooConduct building and property condition assessments and management thereof ensuring that maintenance issues identified are closed out timeously by the BUEditor for the maintenance management procedure (Country Quality System)Collaborate and support the Institutions, Municipalities, Fire Brigades during the audits/surveysEnsure to collaborate with DHL procurement in understanding contract terms, pricing, and service level agreements (SLAs) with the supplier to optimize cost-efficiency and quality of serviceServe as the point of contact for the MHE supplier and perform timely escalations, negotiations where applicable and maintain a strong working relationship throughout the contract periodWhere applicable conduct regular performance reviews of the supplier, monitor key metrics, and address any performance gaps or escalations promptly with relationships from DHL sitesCollaborate with internal stakeholders to identify MHE requirements, evaluate equipment needs, and provide recommendations for upgrades or replacementsIdentify opportunities for material handling equipment process improvements, cost reduction, and operational efficiency enhancements in collaboration with cross-functional teams in sitesFunctional reference for Site SHEQ/BCM/Facility Management CoordinatorsDirect management as 'technical mgr' : suppliers, consultants and engineersQualifications/ Skills/Competencies/ExperienceStrong technical background in logistic buildingExperience in Facilities Management - Industrial SectorExperience as technical supervisorExperience as maintenance supervisorExperience as technical designerExperience in warehouse projectsExperience in suppliers managementExperience in Facilities Management tools - CMMSAbility to manage a National, multi cultural team (essential)Degree in Engineering is appreciatedWorking knowledge of Health, Safety & Environmental regulations & laws.Able to review lease agreementsDynamic and goal orientatedInfluential and impactfulActs on own initiative whilst also operating as part of an integrated teamAble to collaborate with operational management across all levels within a countryAble to collaborate with operational management across all levels within and out a countrySolid experience of Civil/Plant EngineeringCapable of adapting physical observations on the shop floor into performance mgt concepts (design);
