Role Description
The Maintenance Officer will be responsible for the repair and maintenance function of the interior and exterior of the building as well as the surrounding grounds of the Quantum office building at Techno Park, Stellenbosch.
Job Specification
Building interior and exterior repairs and maintenance
- Perform maintenance and repairs inside and outside the office building
- Arrange service and maintenance appointments for lift
- Monitor all air-conditioning units, arrange and co-ordinate all repairs as well as the regular services.
- Ensure the repair and maintenance of all electrical systems & equipment with minimal interruption to tenant business operation. This includes the replacement of light bulbs, minor repairs to plugs, wiring and switches.
- Arrange & co-ordination all repairs requiring a qualified electrician.
- Conduct daily and weekly building inspections to ensure everything is in proper working order and arrange preventative maintenance and repairs if required. This includes but is not limited to plumbing, carpentry, painting, tiling, glass, roof, security systems, cameras, lifts, gates etc. Scheduling of office fumigating.
Building grounds repair, maintenance and cleaning
- Clean and sanitize outside areas such as staircases, walkways and paving, basement drains, front parking areas and outside deck.
- Deep clean basement on a regular basis by cleaning shaded nets, parking areas and removing unwanted birds’ nests.
- Regularly check exterior lighting, outside walls for cracks, windows for sun damage and that signage and fire extinguishers are properly secured.
- Perform maintenance like spraying poison on paved areas, refilling cracked areas with cement, painting walls and varnishing windows and deck when
- Ensure the generator is in working order and perform minor services when required.
- Arrange annual service with external contractor when required.
- Ensure the solar power system is in working condition. Report any problems to the contractor and arrange for repairs and maintenance.
Office Equipment repairs and maintenance
- Arrange and/or assist with purchase and delivery of new office equipment and furniture where necessary.
- Assist with repair where possible or alternatively the purchase of new kitchen appliances.
- Arrange and ensure upkeep and service of water dispensary system
- Ensuring the safe and proper storage of unused additional office equipment.
Skills, Attributes and Competencies
Good knowledge of health & safety practices and general maintenance procedures, able to climb and work at heights, able to lift and carry heavy items, multitasking skills, dependability, punctuality, problem solving abilities. Must be able to work with power drills & tools, grass trimmer, high pressure cleaning machine, changing light bulbs/fluorescent tubes and to mix cement/concrete.
Minimum Requirements
- Own reliable transport non negotiable
- Minimum 3 – 5 years’, proven working experience as a maintenance officer/handyman/caretaker
- Computer literate
Basic technical skills such as carpentry, plumbing and painting
- Proficient in using a variety of small power/hand tools
- Basic landscaping and gardening skills
