Job Description - Property Maintenance Manager

The Maintenance Manager forms a support structure to the Property Manager, Facilities Manager, and  the Property Executive. Both the MM and the MA are responsible for ensuring that daily jobs generated via the customer, or any other staff member, are executed on time, within standards and quality as defined by the organization. The execution of jobs must always consider cost control and expenses without compromising quality and standard. The MM therefore has a direct and influencing role on the cost of stock, and by association the management and correct utilization of stock. The MM must have a working understanding of the building, the technical infrastructure and the relevant service providers who may need to be called in the event of an emergency.

In any BU the MM is the one static managerial incumbent. As a result of this, the MM daily manages the cleaning and security team in the compliant execution of their tasks. The Property Manager is the overall custodian of the building, and all operational elements are deferred to the PM should there be operational challenges. The FM provides the MM with technical support and is a reference point on technical execution. The MM is the one that opens and closes the “shop” daily, makes sure the wheels are oiled and that the machine runs smoothly to deliver on the sales promise made to the customer 24/7/365

Prior work experience in general maintenance work and maintenance execution. Of particular benefit would be a Client Service Environment (i.e. hotels, residences, other student accommodation providers) as these spaces drive quality, standard, efficiency and effective service delivery. Broad range of skill desired: -
  • General Handyman
  • General painting
  • Basic plumbing and electrical work
  • Basic carpentry
  • Basic knowledge of aircon and refrigeration
  • Experience with preventative maintenance protocols
  • Familiarity with building codes and safety regulation
  • Ability to operate and maintain various hand and power tools
  • Understanding of inventory management and stock control procedures
  • Knowledge of sustainable maintenance practices and energy -efficient solutions
  • Experience in managing relationships with contractors and suppliers
  • Proficiency in using maintenance management so?ware (e.g., FG Nexus)
  • Experience in troubleshooting and problem -solving maintenance issues
  • Knowledge of the BCEA and LRA
  • Microsoft Office Suite
  • Intermediate knowledge of Excel


Requirements

  • Grade 12
  • Industry Trade qualification from accredited facilities such as (but not limited to): -
  • Olifantsfontein Artisan Skills Training
  • Ekurhuleni Artisans Skill Centre
  • Tshwane North TVET Artisan Development Centre
  • No less than 5 - 8 years industry experience
  • A qualification in plumbing or electrical is beneficial
  • Experience in a Client Service Environment (e.g., hotels, residences, student accommodation) is advantageous
Additional certification;
  • Certification in specific trades (e.g., plumbing, electrical work, HVAC)
  • Safety training certification (e.g., Occupational Health and Safety)
Continuing Education;
  • Willingness to engage in ongoing training and development to stay updated on maintenance technologies and best practices
