About the Role:

As the Purchasing Manager, you will serve as the centralized process owner for our buyout, estimating, and trade procurement functions across multiple luxury residential developments. Reporting to executive leadership, you will author comprehensive scopes of work, execute digital quantity takeoffs, level trade bids, and manage commitment systems. This position is an impactful opportunity to safeguard project margins, streamline supply chains, and build scalable procurement infrastructure.

Key Responsibilities:

• Lead the centralized buyout process from early estimating through bid solicitation, leveling, contract preparation, and purchase order issue.


• Perform precise digital quantity takeoffs using PlanSwift to reconcile bid quantities against architectural and engineering plan sets.


• Write detailed, trade-specific Scopes of Work (SOWs) that define clear labor, material, equipment, and protection boundaries.


• Manage bid packages, normalize contractor proposals, and present transparent award recommendations to senior leadership.


• Track long-lead material procurement, submittals, fabrication schedules, and delivery logistics to eliminate field construction delays.


• Audit operational data in Buildertrend and QuickBooks to ensure complete alignment between budgets, cost codes, POs, and actual commitments.


• Maintain standard operating procedures (SOPs), master pricing benchmarks, and qualified trade vendor coverage across all operating markets.

Qualifications:

• Minimum 5 years of experience in construction purchasing, estimating, preconstruction, or procurement buyout (Required).


• Advanced technical proficiency in PlanSwift for digital takeoffs and plan analysis (Required).


• Expertise in Buildertrend (or equivalent construction ERP software) and advanced Microsoft Excel / Google Sheets skills (Required).


• Exceptional technical writing ability with a track record of authoring clear, complex scopes of work (Required).


• Ability to interpret complex architectural, structural, MEP, and civil engineering drawings (Required).


• Background in high-end residential, custom home, or real estate development procurement (Preferred).
