Retail Leasing Broker

Responsible for the full leasing function for all retail and
storage premises in the development as allocated to the leasing broker,
including, inter alia:

• Clean and ensure thorough market knowledge of
  trading area (market research, competitors, traders, new and existing competing
  centres, etc.)
  
• Develop
  and manage leasing strategy
  
• Compile
  appropriate tenant mix recommendations and all rental and associated
  income assumptions for budgets
  
• Compile
  and update lease status reports / leasing schedules
  
• Attend
  leasing and project meetings and give feedback and recommendations to
  developers, landlords and property managers
  
• Prepare
  and update leasing brochures for distribution to prospective tenants
  
• Source,
  negotiate and conclude offers to lease with prospective tenants
  
• Liaise
  with and provide relevant information to prospective tenants, architects,
  tenant co -ordinators, project managers, landlord representatives
  
• Assist
  and guide the tenant coordination process in these centres
  
• Present
  lease offers and obtain landlord approval and signature
  
• Obtain
  required documentation from prospective tenants and check for correctness
  (application form, FICA documentation, business proposal, financial
  information, store concept drawings)
  
• Prepare
  offer documentation (introductory letter, CPA questionnaire, HOA,
  suretyship, lay -out plans, tenant criteria documentation, resolution) for
  prospective tenants
  
• Conduct
  necessary credit and asset checks on prospective tenants and sureties
  
• Obtain
  costings from QS and/or tenant co -ordinator in respect of tenant store
  specifications
  
• Obtain
  rental deposit and admin fee invoices from finance department for distribution
  to prospective tenants
  
• Distribute
  relevant offer and lease documentation (including addenda, cessions and
  replacement pages) to tenant for signature and arrange collection of
  documentation
  
• Check
  signed offer and lease documentation received from prospective tenants for
  correctness (initials and signature of signatory and witness)
  
• Prepare
  summary info sheets for signature by leasing broker and landlord
  
• Prepare
  certified copies of relevant lease documentation for delivery to finance
  and investors
  
• Attend
  to leasing enquiries and queries
  
• Provide
  support to senior broker and Head of Leasing
  
• Update
  leasing system, if required
  
• Other
  duties as required by the Employer from time to time
  

Requirements

• Matric
  
• Tertiary qualification preferred
  
• 5 -8 years retail leasing experience as a Broker/Leasing Specialist
