Maintain and Control Client Facilities

To maintain and control client facilities to the highest standards and carry out building maintenance works and related activities.

1. Key Results Accountabilities:
2. Experienced in buildings, facilities projects.
3. Actively contribute to the annual budget implementation, evaluate, and recommend specific adjustments during the implementation to projects/activities needs.
4. Ensure the timely submission of business measurable objectives to the concern supervisor.
5. Design, implement, supervise, and control preventive and corrective maintenance programs of all public facilities and equipment.
6. Develop maintenance operations, policies, and procedures required for carrying out and controlling maintenance works.
7. Ensure proper integration and coordination with maintenance plans and works followed and carried out for all disciplines.
8. Ensure the right selections of all building materials since this decision will directly affect the cost of future maintenance by close coordination with Planning & Design Section during the design phase.
9. Ensure smooth and efficient handover of buildings and facilities constructed under the supervision of Projects Execution Section by close coordination and active collaboration during execution.
10. Ensure the proper decisions had been made in a building's design to use long-lasting materials and equipment to reduce maintenance and repair requirements.
11. Ensure the proper construction or installation to improve satisfactory performance from the outset, reduce maintenance and repair requirements.
12. Select system and operation specifically for building occupancy and perform regular audits to monitor performance and consumption.
13. Provide optimum operating efficiency for the systems and equipment and perform cost-benefit analysis of systems and retrofit proposals.

Requirements:

1. Implementing a plan to improve the methods of determining professional staffing required for field-level facilities management.
2. Allocate, supervise, and control maintenance and engineering outsourcing contractors to provide a standard level of facility in terms of operations.
3. Develop procedures for programming and budgeting for operation and maintenance works.
4. Ensure the effective use of diagnostic techniques for determining the need for maintenance and repair.
5. Establish a direct link between the maintenance and operations plan and the entity's mission, goals, and objectives, as they relate to maintenance.
6. Ensure to extend the life and improve the capability of the building's system and equipment to perform at their maximum potential.
7. Improve work methods and procedures to increase the productivity of the maintenance personnel and reduce call back and overtime of maintenance personnel.
8. Select the most cost-effective method of maintenance, i.e., outsourced contracts versus plant forces - when and what to privatize.
9. Maintain sufficient management information systems to allow analysis and audit of maintenance functions.
10. Provide related progress status and issues and prepare reports to the concerned supervisor/manager.

Knowledge, Skills, and Experience:

• Bachelor’s degree in mechanical engineering from a recognized university.
• Minimum 7 years’ experience in a similar field with emphases on maintenance and facility management.
• Possess good leadership skills including the ability to lead and motivate the team, decision-making skills, ability to perform multitasking, follow up and planning abilities, time management, and good computer skills.
• Very good communication skills, fluent in report writing and group facilitation; presentation skills, and fluency in speaking and writing in English and Arabic.
• Analytical thinking, problem-solving, business innovation, and customer service orientation.
• Excellent knowledge and intensive experience with international Mechanical programs and standards, functions, systems, procedures, and knowledge of quality and safety standards and project management.
