Head of Technical

Reporting to the CEO of Development, you will be responsible for managing and coordinating all aspects of real estate development projects, from initial concept through construction and delivery. This role involves overseeing site selection, due diligence, design, permitting, budgeting, and project management to ensure successful project execution.

Key Accountabilities

Project Planning and Strategy:

• Develop and execute development strategies aligned with the company's goals and objectives.
• Identify and evaluate potential development opportunities, including market analysis and feasibility studies.

Site Acquisition and Due Diligence:

• Lead the process of site selection, negotiation, and acquisition.
• Conduct due diligence, including zoning and environmental assessments, to assess project feasibility.

Design and Planning:

• Collaborate with architects, engineers, and design professionals to create project concepts and plans.
• Ensure that design and planning meet regulatory requirements and company standards.

Permitting and Approvals:

• Manage the permitting process, including obtaining necessary approvals and licenses from local authorities.
• Address any zoning or regulatory issues that may arise during the development process.

Budgeting and Financial Management:

• Develop and manage project budgets, tracking expenses, and ensuring cost control.
• Monitor financial performance against project milestones and objectives.

Contracting and Vendor Management:

• Solicit bids, negotiate contracts, and select contractors and subcontractors.
• Oversee the work of contractors to ensure quality and adherence to project timelines.

Project Execution and Management:

• Oversee construction activities, coordinating with contractors and project teams.
• Monitor project progress, addressing any issues or delays as they arise.
• Ensure that projects are completed on time and within budget.

Risk Management:

• Identify potential risks and develop risk mitigation strategies.
• Ensure compliance with safety regulations and best practices on construction sites.

Stakeholder Communication:

• Maintain effective communication with project stakeholders, including investors, senior management, and local communities.

Skills, Knowledge and Experience

• Bachelor's degree in engineering, architecture or a related field. A Master's degree may be preferred.
• Minimum 17 years of experience in technical management of luxury residential or hospitality developments
• Strong technical design management experience with a reputable international engineering design consultancy overseeing all disciplines (architecture, structure, MEP etc)
• Must have at least 7 years' experience in the Middle East and ideally currently based in the region
• Strong communication and stakeholder management skills
• Strong project execution and risk management
