Job Description - Constructions Manager

The Construction Manager is responsible for the successful execution and management of construction activities for our luxury real estate development and contracting projects. Reporting directly to the Project Director, the manager leads and supervise a team of professionals, ensuring the timely and high-quality completion of projects.

Key Responsibilities

i. Construction Oversight

a.Oversee all construction activities, ensuring projects are executed efficiently, on schedule, and within budget constraints.

b.Collaborate with the Project Director to develop and implement project construction strategies, policies, and procedures.

c.Monitor project progress, addressing deviations or challenges and implementing mitigation strategies as needed.

ii. Team Supervision

a.Lead and mentor a team of construction professionals, including the MEP Manager, Civil Supervisor, Project Engineer, DLP & Maintenance Engineers.

b.Allocate tasks, manage resources, and optimize workflow to ensure effective and productive project execution.

iii. Quality Assurance

a.Ensure construction activities meet quality standards, design specifications, and safety regulations, working closely with the HSE Supervisor to maintain a safe working environment.

b.Conduct quality checks and reviews to ensure construction integrity is maintained.

iv.     Project Documentation

a.Maintain organized records of construction progress, quality inspections, change orders, and project documentation.

b.Prepare regular progress reports on construction activities for project updates and decision-making.

v. Budget and Cost Control

a.Collaborate with the Project Director to develop and manage project budgets, monitoring expenses, and ensuring adherence to budget constraints.

b.Identify cost-saving opportunities and value engineering options while maintaining quality and project integrity.

vi. Resource Allocation

a.Efficiently allocate resources, including personnel, materials, equipment, and tools, based on project requirements and scheduling constraints.

vii.   Client Interaction

a.Interact with clients, architects, and external stakeholders to provide project updates, gather feedback, and address inquiries.

b.Ensure that client expectations align with project progress and quality standards.

viii. Risk Management

a.Identify potential risks and challenges in the construction process and develop strategies for risk mitigation and contingency planning.

b.Develop and implement risk mitigation plans to address and minimize the impact of identified risks.

ix. Safety and Compliance

a.Ensure adherence to local and international construction regulations, safety standards, and ethical practices.

b.Collaborate with the Health, Safety, and Environment (HSE) Officer to develop and implement safety policies and procedures.

c.Ensure compliance with safety regulations and standards across all construction activities.

x. Collaboration and Communication

a.Collaborate effectively with the Project Director, Design Team, Procurement Team, and cross-functional project teams to ensure construction activities align with project objectives and timelines.

b.Maintain open lines of communication with project teams and external stakeholders to address construction-related issues and changes.

xi. Problem Solving

a.Address construction-related challenges promptly, making informed decisions and providing creative solutions to keep projects on schedule and within specifications.

xii. Documentation and Reporting

a.Prepare and present regular project status reports to the Project Director, highlighting key achievements, challenges, and milestones.

b.Provide insights into project performance, risks, and mitigation strategies.

xiii.  Conflict Resolution

a.Proactively identify and address conflicts or issues within the project team, subcontractors, or stakeholders.

b.Implement effective conflict resolution strategies to maintain a positive and productive work environment.
