Fit out Project Manager

We have an urgent requirement for  Fit out Project Manager for our client based  Ras -Al- Khaimah.

Role Overview

The Senior Project Manager will be responsible for leading the planning, execution, and delivery of interior fit-out projects across the facilities. The role ensures projects are delivered on time, within budget, and to the required quality and design standards. The incumbent will manage the fit-out project portfolio, coordinating all stakeholders to achieve approved schedules, budgets, and design objectives.Key Responsibilities

• Project Leadership: Lead and manage fit-out projects across RAKEZ zones (office, retail, warehouse, residential).


• Design Review: Review drawings, specifications, and tenant requirements to develop execution plans.


• Contractor Management: Manage contractors and consultants to ensure delivery per approved scope, cost, time, and design intent.


• Stakeholder Coordination: Coordinate with tenants, landlords, and internal departments for approvals and handover.


• Cost & Progress Monitoring: Track project cost, cash flow, and progress against baseline schedules.


• Meetings & Issue Resolution: Chair progress meetings; resolve design, technical, and site coordination issues.


• Change Management: Review and approve variations, claims, and change requests within delegated authority.


• Compliance: Ensure adherence to Civil Defence, Municipality, and RAKEZ fit-out guidelines and approvals.


• Risk Management: Identify project risks and implement mitigation strategies.


• Handover & Defects: Oversee snagging, handover, and defects liability processes.


• Reporting: Present project status updates and portfolio reports to leadership.


• Procurement Coordination: Manage long-lead item procurement (MEP, joinery, finishes) to avoid schedule delays.


• Portfolio Oversight: Manage multiple concurrent projects with competing tenant timelines.


• Communication: Deliver clear verbal communication and presentations to stakeholders.

Qualifications & Requirements

• Bachelor’s degree in Civil/Architectural Engineering or equivalent.


• 15–17 years of experience in fit-out project management within construction/real estate.


• Fluent in English (Arabic is an advantage).


• Strong knowledge of project management methodologies.


• Proven technical expertise and presentation skills.


• Demonstrated leadership and problem-solving skills.
