The Property Asset Manager is responsible for maximizing the operational and financial performance of two mixed-use twin towers comprising residential and commercial properties. This role oversees the full asset lifecycle, ensuring sustainable revenue generation, tenant retention,
occupancy optimization, and value enhancement of the properties.
Key Responsibilities
Revenue Management and Collection
Monitor and maximize revenue performance through effective rent collection, cheque collection, arrears follow-up, and recovery processes.
Ensure timely collection of all receivables and coordinate with Finance to maintain accurate records and minimize revenue leakage.
Leasing Strategy and Occupancy Optimization
Develop and implement leasing, renewal, retention, and exit strategies for residential and commercial units.
Work to reduce vacant units, improve occupancy rates, and optimize rental yields in line with asset performance objectives.
Marketing and Tenant Acquisition
Oversee property marketing initiatives across appropriate channels to attract prospective tenants and maintain high occupancy levels. Ensure units are competitively positioned and effectively promoted to target markets.
Market Research and Asset Performance Analysis
Conduct regular market research and competitor analysis to monitor market trends, rental rates, tenant demand, and commercial opportunities.
Provide recommendations to enhance revenue, occupancy, and overall asset value.
Tenant Relationship and Retention Management
Maintain strong relationships with tenants to improve retention, address concerns proactively, and enhance tenant satisfaction.
Coordinate renewals and negotiations to minimize turnover and maintain stable occupancy.
Legal and Stakeholder Coordination
Coordinate with Legal, Finance, Leasing, Facilities Management, and external stakeholders on lease agreements, tenant disputes, recoveries, contractual matters, compliance requirements, and other asset-related issues.
Reporting and Performance Monitoring
Prepare regular reports on occupancy, revenue performance, rent collections, vacancies, leasing activity, market conditions, and key asset performance indicators.
Provide recommendations to support business and investment objectives.
Asset Value Enhancement and Continuous Improvement
Identify opportunities to improve operational efficiency, increase property income, reduce
vacancies, and enhance the overall value of the residential and commercial towers.
Ensure all activities are aligned with approved asset management strategies and ownership objectives.
