Job Description - Lettings Officer

? Job Title: Lettings Officer
?? Location: Southwark Council
?? Contract: 3+ months
?? Pay Rate: £24 per hour (umbrella)
?? Hours: 36 hours per week, Monday to Friday

?? Working Arrangement:This is not a hybrid role. The position requires working from the office at Tooley Street and attending sites to meet customers and carry out lettings in person.

Purpose of the Role:

To provide a professional and efficient lettings service for over 7,000 garages, parking schemes, underground car parks, and barrow stores across the borough. The role ensures maximum occupancy, minimal void times, and high standards of customer care in line with Southwark Council's strategic priorities.

Key Responsibilities:
  • Manage the end-to-end letting process for garages and non-residential units, including voids, inspections, repairs, and sign-ups.

  • Maintain and update the waiting list for both council tenants and private applicants, ensuring fairness and accuracy in line with policy.

  • Liaise with Repairs and Contracts Officers to ensure properties are ready for re-letting promptly.

  • Conduct regular inspections to identify disrepair, ASB, or safety issues, ensuring sites are safe and lettable.

  • Enforce licence agreements, investigating breaches and preparing for legal action where necessary.

  • Promote the use of digital services (e.g., MySouthwark) and support residents in accessing online accounts.

  • Ensure compliance with GDPR, Health & Safety, and fire safety regulations.

  • Represent the service at resident forums, public meetings, and consultations, maintaining strong community engagement.

Key Skills & Experience Required:
  • Experience in housing or property lettings, preferably within local government or social housing.

  • Strong customer service and communication skills, with experience dealing with residents and stakeholders.

  • Good knowledge of property inspections, repairs coordination, and void management.

  • Confident in using digital systems and databases, with a proactive approach to improving service delivery.

  • Understanding of tenancy/license enforcement and relevant legal processes.
