Job Description - Asset Surveyor

Our client, based in the West Midlands, is currently recruiting for eight

Asset Surveyor’s

across different patches including, Birmingham, Coventry, Worcester and Hereford, all on a permanent basis.

The start dates are dependent upon notice periods and the salary for the roles is

£41,999 , mileage is paid at £0.45 for all travel on patch.

The ideal candidate will have experience of project management, procurement and delivery of major works programmes including contract management and budgetary control and also have access to their own vehicle.

Duties will include (but are not limited to):
Supporting the Project Manager and being responsible for the delivery of programmed maintenance projects to the organisation’s property assets
Leading and managing multiple investment projects using effective contract and budget management
Supervising projects during the contract works phase, including any Clerk of Works employed on the project, ensuring the contractor achieves the agreed contract and quality performance measures
Ensuring customers are always informed of issues and progress
Carrying out inspections on site of materials to ensure and verify compliance with the contract specification and that any variations are valid
Undertaking surveys of buildings for structural defects, fire damage, disrepair and property purchase reports
Recording results of surveys, preparing and producing detailed reports outlining a schedule and specification of repair/remedial works with recommendations and budget costs
Preparing detailed specifications and schedules of works, producing all documentation required to undertake effective procurement exercises
Undertaking Access Audits to communal areas and prepare detailed reports to identify compliance with DDA requirements
Utilising the stock condition database, identify and develop a long-term survey programme to ensure surveys are prioritised in accordance with stock investment requirements

Experience required:
Experience of procurement and delivery of major works programmes including contract management and budgetary control
Must of previously managed projects including effective stakeholder consultation and monitoring of customer satisfaction
Proven experience developing specifications of work from inception and providing effective solutions to meet the customer’s requirements
Have managed Health and Safety relating to recognised hazards prevalent within buildings
Previous experience of carrying out stock condition and validation surveys as well as diagnosing maintenance defects within housing stock including causes and treatment of damp and mould, with the ability to specify repairs for the same

Skills, knowledge and expertise required:
Have knowledge and understanding of procurement and standard forms of contracts applicable to the construction industry
Hold knowledge and understanding of the legislative frameworks applicable to the building/construction and social housing sectors for example PAS 2030 and PAS 2035
Clear construction, housing disrepair and building pathology knowledge
Up to date knowledge of Planning and Building Regulations
Proven expertise in managing a team including individual one to one supervision, recruitment, training, personal development and challenging poor performance
Attainment of a recognised qualification in a building related subject
Hold a full UK driving licence
Knowledge of repairing responsibilities and relevant law regarding landlord and tenant

Working hours:
37 hours per week
Monday – Friday, 8AM - 4pm
Hybrid and flexible working
