Job Description - Building Surveyor and Asset Manager
RBH Properties is a mixed portfolio of residential and commercial property. A full-time building surveyor is sought to lead the management and development of the properties. Residential buildings in the portfolio are mainly part of high rise schemes where the BSR is involved; most are funded and RBH’s interests need to represented and protected. On the commercial side the companies buildings need redevelopment and management; one project for 2026 is the redevelopment of an office block of c100,000 square feet into a modern innovation centre www.penninefive.co.uk. The portfolio is geographically spread, see website www.rbhproperties.co.uk; the role is predominantly based in the Sheffield/Leeds/Liverpool areas with additional assets in Southampton, Swindon, Newquay and Nottingham.
RBH has a small team of highly skilled individuals. The three owners are active in the business on a day to day basis. Third party managing agents are used where appropriate and part of the building surveyor role will to be to manage these relationships. Approximate value of portfolio is £120 million.
Role Purpose
The Building Surveyor will be responsible for the technical management, maintenance, and improvement of the mixed-use commercial and residential property portfolio. The role ensures buildings are safe, compliant, and well-maintained, while supporting asset value, occupier satisfaction, and long-term investment strategy.
Key Responsibilities
Asset & Building Condition Management
Undertake building surveys, condition reports, and defect analysis across commercial, residential, and mixed-use assets where RBH retains the freehold interest
Prepare and maintain planned preventative maintenance (PPM) and lifecycle replacement schedules
Advise on asset condition, capital expenditure planning, and long-term maintenance strategies
Identify risks and prioritise remedial works across differing occupier types and uses
Maintenance & Repairs
Manage reactive and planned maintenance works across landlord and common areas
Prepare specifications, scopes of works, and tender documentation
Appoint, manage, and monitor contractors and consultants
Carry out site inspections to ensure quality, compliance, and value for money
Projects & Capital Works
Devise and deliver refurbishment, improvement, and capital works projects within live mixed-use environments
Manage budgets, programmes, and cost control
Act as Contract Administrator or Employer’s Agent where required
Coordinate works to minimise disruption to residents, commercial tenants, and public areas
Compliance & Statutory Obligations
Ensure compliance with all relevant legislation and regulations, including:
Health & Safety
Fire safety (including residential requirements)
Asbestos management
Building safety and structural integrity
Accessibility and inclusive design
Support building safety case requirements where applicable
Maintain accurate compliance records and audit trails
Residential & Occupier Considerations
Manage technical issues impacting residential units, common parts, and building services
Support resident communications during works
Ensure works reflect heightened safety, access, and safeguarding requirements in residential settings
Landlord & Tenant & Lease Matters
Provide technical input on leases, licences, and schedules of condition
Review tenant alteration proposals and monitor works
Advise on dilapidations and reinstatement obligations
Support acquisitions, disposals, and asset appraisals through technical due diligence
Stakeholder Management
Liaise with residents, commercial tenants, managing agents, contractors, and internal teams
Provide clear, proportionate technical advice to non-technical stakeholders
Support the Asset Management team in balancing operational needs with investment objectives
Skills & Experience
Essential
Degree in Building Surveying or a related discipline
Professional qualification (MRICS or working towards)
Experience managing mixed-use, commercial and residential assets
Strong understanding of building construction, maintenance, and pathology
Sound knowledge of statutory compliance and health & safety
Experience managing contractors and consultants
Excellent communication and organisational skills
Desirable
Experience working within a landlord or property company environment
Knowledge of residential building safety legislation
Contract administration and project delivery experience
Dilapidations and landlord & tenant advisory experience
