Salary: £46,142 - £51,356 per annum pro rata + Market Rate Supplement £5,500 per annum pro rata 


Hours: 37 hours per week


Location: You will be expected to attend a CBC office location as often as needed to carry out your role, which will be no less than once per month


Contract Type: Hybrid - Permanent

About the role:  



We are seeking an experienced and motivated Major Repairs Surveyor to join our Housing Service team. This role is pivotal in delivering a wide range of responsive capital works across our housing stock, with a particular focus on major repairs such as kitchen replacements, structural repairs, roofing works, and other significant property improvements.


 


As the Major Repairs Surveyor, you will be responsible for managing multiple contracts and specialist contractors to ensure that works are delivered safely, efficiently, and to a high standard. In addition to overseeing responsive capital works, you will manage specialist repair contractors who undertake works beyond the scope of the Council's main maintenance service provider.


 


The introduction of Awaab's Law and increasing building safety requirements have significantly increased the volume of responsive capital works required across the housing portfolio. The Council has a statutory duty to address identified building safety risks and resolve any issues that present an imminent and significant risk of harm to residents within prescribed timescales. As a result, this role plays a critical part in ensuring the Council meets its legal obligations while maintaining safe, quality homes for residents.


 


The successful candidate will manage a responsive capital programme valued at approximately £2 million, spanning eight independent workstreams and a corresponding number of contracts. You will be responsible for project delivery from inspection and specification through to contract management, quality assurance, budget control, and post-inspection of completed works.

Qualifications and Experience:



  • A building services, Degree, HND or relevant professional qualification including a professional Health and Safety qualification(s)

  • Must possess the necessary knowledge, skills and a comprehensive understanding of multiple areas of building pathology and building safety compliance

  • Knowledge of Housing Services and related legislation including Understanding of the requirements of the Decent Homes Standard, HHSRS, Awaab’s Law and Landlord responsibilities.

  • Contract Management Experience and Commercial awareness

  • Knowledge in investment, repairs, maintenance, quality and performance standards

  • Expertise in financial planning, budgeting, and resource allocation

  • A team player, able to work with colleagues across the Housing Service

  • Experience and/or knowledge of CDM regulations
