Summary
This temporary 3-month contract role within Housing Services Asset Management involves performing carpentry repairs, maintenance, and improvement tasks across Council housing stock. The successful candidate will execute professional carpentry duties, ensuring all work is completed safely, efficiently, and to high-quality standards. Accurate record-keeping of completed works and materials used is essential.
Responsibilities
Carpentry Repairs & Maintenance
Perform a variety of carpentry repairs and maintenance tasks.
Install, repair, and maintain doors, frames, skirting boards, architraves, kitchens, cupboards, flooring, fencing, and other timber structures.
Conduct responsive repairs, planned maintenance, and refurbishment works.
Ensure compliance with current regulations, standards, and Council requirements.
Resident & Customer Liaison
Communicate with residents regarding repair works and appointments.
Provide professional advice and guidance as needed.
Deliver high-quality customer service consistently.
Maintain effective communication with residents, colleagues, contractors, and supervisors.
Work Orders & Record Keeping
Coordinate with supervisors and administrative teams regarding work orders.
Agree on work variations before undertaking repairs.
Record all completed works in line with Schedule of Rates (SOR) requirements.
Maintain accurate records of labor, materials, and completed work.
Vehicles, Tools & Equipment
Operate Council vehicles as required.
Maintain necessary licenses and qualifications for vehicle operation.
Use and maintain hand tools, power tools, access equipment, and specialist carpentry equipment.
Report equipment faults or defects promptly.
Ensure the security of vehicles, tools, and materials at all times.
Materials & Stock Control
Accurately record materials used.
Maintain adequate stock levels.
Use materials efficiently following Asset Management procedures.
Health & Safety
Adhere to Health and Safety legislation and Council procedures.
Follow Asset Management safe working practices and induction requirements.
Ensure the safety of residents, colleagues, and the public at all times.
Leave work areas safe, clean, and secure.
Emergency & Reactive Maintenance
Respond to emergency repairs as needed.
Support out-of-hours or urgent maintenance activities when necessary.
Assist other trades and teams to ensure service delivery.
Continuous Improvement
Engage in training and development activities.
Stay updated on carpentry techniques and industry standards.
Contribute ideas to improve service delivery and operational performance.
Attend team meetings and operational briefings as required.

Qualifications
Relevant carpentry qualification or equivalent practical experience.
Full UK Driving Licence.
Desirable: NVQ Level 2 or 3 in Carpentry and Joinery, City & Guilds qualification in Carpentry, additional Health & Safety certifications.
Knowledge
Essential knowledge of carpentry repair and maintenance techniques.
Understanding of building maintenance and housing repairs.
Familiarity with health and safety legislation and safe working practices.
Understanding of quality standards within building maintenance.
Experience
Experience in carpentry repairs and maintenance.
Experience working within residential properties.
Proficient in using hand and power tools safely and effectively.
Experience managing workloads and meeting deadlines.
Desirable: Previous local authority or social housing experience, experience in responsive repairs and maintenance services, multi-trade experience.
Skills & Competencies
Strong practical carpentry skills.
Excellent problem-solving abilities.
Ability to diagnose repair requirements and complete work efficiently.
Good communication and customer service skills.
Strong attention to detail.
Ability to maintain accurate work records.
Basic IT skills and ability to use handheld devices.
Additional Information
Immediate start available.
Own trade tools are required.
Previous local authority or social housing experience is highly desirable.
