Cladding Contracts Manager

Fraser Edwards Recruitment is excited to be working with a major social housing client in London to recruit an experienced Cladding Contracts Manager.

This is an excellent opportunity for an experienced contracts professional to take responsibility for the successful delivery of cladding remediation and façade improvement works across a portfolio of high-rise residential properties.

The successful candidate will play a key role in managing specialist cladding contractors, ensuring works are delivered safely, on programme, within budget and to the required quality and regulatory standards.

You will oversee contracts from mobilisation and pre-construction through to completion and handover, working closely with internal teams, consultants, contractors and residents to ensure successful project delivery.

Key Responsibilities

Cladding & Remediation Contract Management

*

Manage the delivery of cladding remediation, façade replacement and associated external wall system works across high-rise residential properties.

*

Take responsibility for the day-to-day management and performance of specialist cladding and remediation contractors.

*

Oversee contracts throughout the full lifecycle, from mobilisation and pre-construction through to construction, completion and handover.

*

Ensure contractors deliver works in accordance with approved designs, specifications, programmes and contractual requirements.

*

Monitor contractor performance, workmanship, progress, quality and compliance.

Contract & Commercial Management

*

Manage contracts in accordance with agreed terms, specifications, programmes and budgets.

*

Monitor contract expenditure, valuations, variations, payments and financial forecasts.

*

Review and challenge contractor applications for payment and ensure works completed are accurately valued.

*

Manage variations, compensation events, extensions of time, defects and other contractual matters.

*

Monitor contractor performance against agreed KPIs and contractual obligations.

Programme & Project Delivery

*

Monitor delivery programmes and ensure contractors meet agreed milestones and completion dates.

*

Coordinate multiple projects and workstreams across a portfolio of residential properties.

*

Identify programme risks and implement appropriate mitigation measures.

*

Attend regular progress, technical and contract meetings with contractors and consultants.

*

Monitor site progress and undertake regular inspections to ensure works are being delivered in accordance with requirements.

Building Safety & Regulatory Compliance

*

Ensure all cladding and remediation works comply with relevant legislation, regulations, building safety requirements and technical standards.

*

Support the client's obligations under the Building Safety Act 2022 and associated regulations.

*

Ensure contractors comply with health and safety requirements and approved construction methodologies.

*

Work closely with building safety, compliance, asset management and technical teams to identify and manage building safety risks.

Contractor & Stakeholder Management

*

Develop and maintain strong working relationships with main contractors, specialist cladding contractors, consultants and professional service providers.

*

Hold contractors accountable for performance, quality, programme and contractual compliance.

*

Lead regular contract and progress meetings and ensure actions are effectively managed.

Resident & Tenant Engagement

*

Support effective communication and engagement with residents affected by cladding remediation and major external works.

*

Ensure residents are kept informed about the scope, programme, progress and potential disruption associated with works.

About You

The successful candidate will have significant experience in cladding, façade, external wall systems, building remediation or major refurbishment contracts, ideally within social housing, local authority housing or a similar residential environment.

You will have a strong background in contract management and contractor performance, with the ability to manage complex works across occupied residential properties.

Experience of high-rise cladding remediation, façade replacement or building safety projects is highly desirable, together with a good understanding of relevant building regulations, compliance requirements and technical standards.

You will be confident managing contractors, consultants and multiple stakeholders, with strong commercial, organisational and problem-solving skills.

Proven experience managing cladding, façade, external wall or major refurbishment contracts.

Experience working on high-rise residential or occupied properties.

*

Strong contractor and contract management experience.

*

Good understanding of building safety, construction and relevant regulatory requirements.

*

Experience managing programmes, budgets, variations, valuations and contractor performance.

*

Ability to interpret technical specifications, surveys, programmes and contract documentation.
