Clerk of Works (Fire & Building Safety) – Overview
* An ambitious social housing provider is investing heavily in the safety, quality and compliance of its housing stock and is seeking an experienced Clerk of Works with a strong fire and building safety background.
* Working across a significant programme of occupied residential refurbishment works, you will act as the independent quality assurance representative, ensuring all works are delivered in accordance with approved designs, statutory requirements, manufacturer specifications and industry standards.
* This is an excellent opportunity for someone with a strong technical understanding of construction quality, fire safety compliance and residential refurbishment to play a key role in safeguarding residents and ensuring best practice delivery.
Clerk of Works (Fire & Building Safety) – Key Responsibilities
* Undertake inspections throughout the construction process at agreed hold points.
* Inspect passive fire protection, fire stopping, compartmentation and cavity barriers before enclosure.
* Review fire doors, service penetrations, smoke control systems, AOVs, fire dampers and means of escape provisions.
* Witness opening-up inspections to verify concealed works where required.
* Produce detailed weekly inspection reports and maintain comprehensive inspection records.
* Issue defect schedules and non-conformance reports and monitor contractor close-out actions.
* Maintain photographic records and evidence of inspections and defects.
* Provide monthly quality assurance reports highlighting trends, findings and contractor performance.
* Support contractor performance reviews through robust inspection and compliance evidence.
Clerk of Works (Fire & Building Safety) – Applicant Essentials
Essential
* Strong building construction knowledge.
* Experience working within occupied residential refurbishment environments.
* Knowledge of fire safety principles, compartmentation and passive fire protection.
* Understanding of Building Regulations and relevant British Standards.
* Ability to produce high-quality technical reports and inspection records.
* Strong stakeholder management and communication skills.
Desirable
* Experience working within social housing.
* Clerk of Works or construction quality assurance experience.
* Knowledge of fire door inspections and smoke control systems.
* Relevant construction, building surveying or compliance qualifications.
