Key Responsibilities

Take ownership of the day-to-day management of a portfolio of commercial retail properties.

Manage commercial leases, including assignments, alterations, change of use applications and lease breaches.

Oversee lease events, including rent reviews, lease renewals, re-gears and expiries.

Manage commercial rent arrears and implement appropriate recovery strategies.

Prepare and oversee service charge budgets, expenditure and year-end reconciliations.

Ensure service charge management is compliant with the RICS Service Charge Code.

Oversee planned and reactive maintenance, contractors and external consultants.

Manage dilapidations processes, including schedules, negotiations and settlements.

Conduct regular property inspections, identifying maintenance, compliance and asset improvement requirements.

Ensure properties meet relevant statutory, health and safety and insurance requirements.

Work closely with solicitors, insurers, brokers and other professional advisers where required.

Identify opportunities to improve asset performance and contribute to the continued growth of the property management offering.

About You

Experience working within commercial property management, ideally managing retail or mixed-use assets.

MRICS qualified, although candidates actively working towards their qualification through the Commercial Property pathway will also be considered.

Strong understanding of commercial leases and landlord and tenant legislation.

Experience managing lease events, including rent reviews, renewals and re-gears.

Good knowledge of service charge management and the RICS Service Charge Code.

Confident managing commercial arrears, financial reporting and budgets.

Experience managing client relationships, ideally with institutional investors.

Strong communication, organisation and negotiation skills.

Commercially minded, proactive and comfortable taking ownership of a portfolio.

What's on Offer?

Salary of £55,000-£65,000 depending on experience.

Hybrid working, typically 2 days in the office and 3 days from home.

Travel between sites covered through expenses.

The opportunity to manage an established commercial portfolio.

Exposure to institutional investors and a varied client base.

The opportunity to contribute to the growth of an expanding property management service line.
