The Role
We are currently recruiting for an experienced Contract Maintenance Manager to take overall responsibility for the delivery of facilities management, operations, maintenance and engineering services across a major healthcare facility in Suffolk.
This is a senior management position overseeing a 24/7/365 operations and maintenance service, managing a diverse technical workforce and acting as a key point of contact between the contractor and client.
The successful candidate will ideally come from a healthcare facilities management, hard FM, building services, engineering or maintenance background and will have proven experience managing technical teams, subcontractors and service delivery within a regulated or critical environment.
The position operates Monday to Friday, 07:30–16:30, with responsibility for supporting emergency situations outside normal working hours. The successful candidate must be able to attend site within approximately one hour when required.
Key Responsibilities
The Contract Maintenance Manager will be responsible for the overall performance of the maintenance and facilities management operation, including the supervision of a multi-skilled workforce delivering planned, reactive and statutory maintenance across the facility.
You will work closely with the client Facilities Management team, providing operational reports, programme updates, service schedules and recommendations for improvement. You will also be responsible for ensuring works are completed in accordance with contractual requirements, statutory obligations and agreed service levels.
The role will involve managing subcontractors and specialist suppliers, monitoring service performance, resolving operational issues and ensuring appropriate corrective actions are implemented.
A key part of the position will be maintaining accurate compliance and contract documentation, including maintenance records, training and competency records, certifications, licences, permits and contract deliverables.
You will also have responsibility for the recruitment, management, development and performance of contract personnel, ensuring that all employees are appropriately trained, competent and qualified for their roles.
During emergency situations, you will act as a senior point of contact for the technical team, providing guidance and liaising with the client Facilities Management team and relevant stakeholders to ensure incidents are effectively managed and resolved.
About You
We are looking for an experienced Facilities Management or Engineering professional who has progressed into a senior contract, operations or facilities management position.
You will ideally have at least five years' experience within commercial building operations, maintenance or facilities management, including experience managing a multi-skilled technical workforce. At least three years' experience within healthcare, hospital, medical or another highly regulated environment is required.
You should have strong knowledge of hard FM, building services, planned preventative maintenance, reactive maintenance and statutory compliance, alongside proven experience managing subcontractors and specialist engineering contractors.
Strong people management and stakeholder management skills are essential, as is the ability to manage operational issues, compliance requirements and competing priorities within a complex environment.
Candidates from healthcare, defence, critical environments, pharmaceutical, life sciences, data centres or other highly regulated facilities backgrounds are encouraged to apply.
Qualifications & Compliance
A relevant HNC, HND or degree in Building Services Engineering, Mechanical Engineering, Electrical Engineering, Facilities Management or a related discipline would be advantageous.
Additional qualifications such as IWFM, CIBSE or IHEEM membership, NEBOSH or IOSH would also be beneficial.
You should have a strong understanding of UK healthcare and facilities management standards, including HTM and HBN guidance, relevant British Standards, CIBSE guidance and UK health and safety legislation.
Knowledge of CDM, COSHH, PUWER, LOLER and UK fire safety requirements would be advantageous.
Candidates must also be able to obtain the appropriate UK Government security clearance/vetting required for the position.
