Job Description - Contract Manager

Contract Manager / Maintenance Manager
  • Annual Salary: £50,000–£55,000 plus package
  • Location: Hertfordshire / London

We are seeking a Contract Manager / Maintenance Manager to join a leading M&E maintenance contractor. This role is crucial in supporting social housing projects across London. The successful candidate will oversee both planned and reactive maintenance contracts, focusing on a variety of works including Access Control, Security, CCTV, Control Warden, Fire, and Electrical works.

Day-to-day of the role:
  • Oversee the planning, scheduling, and delivery of maintenance works.
  • Liaise with clients to produce schedules of works and cost quotations.
  • Manage and monitor the performance of specialist contractors and direct labour to ensure high standards and compliance with contractual obligations.
  • Update programme works and prepare performance and current status reports.
  • Manage health and safety risks associated with subcontractors, specialist contractors, and direct labour.
  • Prepare risk assessments and method statements.
  • Manage financial budgets, complete financial variations, and handle applications for payments.
Required Skills & Qualifications:
  • HNC/BSc in Construction Management or a related field.
  • Proven experience within the Access Control/CCTV sector.
  • Strong ability to plan and prepare annual programmes of works.
  • Proficiency in designing performance reports and charts.
  • Asbestos Awareness training and capability to manage Health & Safety risks.
  • Experience in carrying out Health and Safety Risk Assessments.
  • Experience in producing Method Statements and delivering toolbox talks.
  • Knowledge of SFG20, PPM, and Statutory compliance.
  • Quantity surveying experience, including producing estimates for schedule of rates contracts.
