Job Description - Development Surveyor

We have an opportunity for a Development Surveyor to join a highly-regarded developer in Glasgow. They are seeking a commercially and strategically astute professional with a Quantity Surveying background to join their Glasgow-based team to drive the delivery, viability, and commercial management of major flatted developments.
You will transition from pure cost management to acting as a strategic delivery partner for multi-storey residential projects, managing everything from initial development appraisals and front-end feasibility through to procurement, delivery, and final accounts.
This role is ideal for a professional from a PQS / Consultancy background who understands cost planning, risk management, and the complexities of urban residential builds, and is looking to step onto the client side to take full ownership of the development lifecycle.
Key Responsibilities

Development Appraisal & Feasibility: Inform front-end development strategies by analysing project viability, cost-planning multi-storey developments, and managing target gross margins.
Commercial Management: Manage all costs related to flatted development projects from inception to completion, ensuring the project remains commercially viable.
Procurement Strategy: Lead the procurement and tendering process, utilizing your consultancy-side experience to build robust packages, vet proposals, and appoint main contractors and specialist trades.
Financial Reporting: Produce monthly Cost/Value Reconciliations (CVRs), cash flow forecasts, and comprehensive project performance reports for senior stakeholders.
Contract Administration & Management: Manage contractual relationships on behalf of the developer, assessing payment applications, valuing variations, and managing final accounts.
What We're Looking For
·Experience: Proven experience as a Quantity Surveyor within a professional consultancy (PQS) environment, preferably with exposure to flatted, multi-storey, or residential developments.
·Technical Skills: Strong proficiency in cost planning, benchmarking, measuring, and commercial negotiation.
·Qualifications: Degree-qualified in Quantity Surveying, Real Estate, or a related commercial discipline. Professional membership (MRICS) is highly advantageous.
·Local Knowledge: Based in or willing to travel to project sites and offices across the Greater Glasgow area.
·Communication: Exceptional negotiation skills and the ability to act as the client interface with design teams, contractors, and internal stakeholders.

If you have been working within a consultancy environment and want to transition your technical expertise into a dynamic client-side role where you influence the bigger picture, this is a great opportunity to be a key member of a development team.
