Estate Agent - Lettings Negotiator - Solihull - 55385

Working Hours: Monday to Friday, with 1 in 2 Saturdays

Our client are looking for a proactive and well-organised Residential Lettings Negotiator with property management responsibilities to join their successful team in Solihull. This dual-role position involves managing the full lettings process from applicant registration to tenancy completion, along with the day-to-day management of a portfolio of rental properties.

• Registering and qualifying new tenants

• Arranging and conducting property viewings

• Liaising with landlords and tenants

• Negotiating tenancy terms and securing lets

• Preparing tenancy agreements and other documentation

• Managing tenancy progression through to move-in

• Staying up to date with lettings legislation and compliance

• Acting as the first point of contact for landlords and tenants during tenancies

• Managing routine and emergency maintenance issues

• Conducting regular property inspections and reporting findings

• Organising safety checks and ensuring legal compliance (e.g. gas, electric, EPCs)

• Handling tenancy renewals and rent reviews

• Managing deposit returns and negotiating deposit deductions

• Coordinating with contractors and suppliers

• Keeping detailed records and updating property management software

• Previous experience in residential lettings and/or property management

• Knowledge of current lettings legislation and property compliance

• Excellent communication, negotiation, and organisational skills

• Ability to manage a diverse workload and prioritise effectively

• Full UK driving licence and own vehicle (essential)

• Confident IT and CRM system user

• Positive, professional, and customer-focused attitude
