Property Manager – Residential Property | £35,000 - £40,000 | Cheltenham (On-site)

As Property Operations Manager, you will oversee the day-to-day operations of the property team, ensuring all properties are compliant, well-maintained, and meet the highest standards of service delivery. You’ll lead a team of coordinators, managers, and contractors, and play a key role in driving performance, managing budgets, and enhancing tenant satisfaction.

• Lead and manage a multidisciplinary property operations team.
• Ensure full regulatory compliance across the property portfolio.
• Oversee planned and reactive maintenance, ensuring timely resolution and accurate records.
• Act as a key point of contact for tenant issues, ensuring professional and prompt responses.
• Collaborate with internal teams on leasing, move-ins, and move-outs.
• Monitor property budgets and maintain financial accuracy.
• Conduct regular inspections and ensure lease compliance.
• Champion the use of property management systems (e.g., Arthur, Fixflo).
• Uphold quality management standards and drive continuous improvement.

• 5+ years’ experience in property or facilities management, with at least 2 in a leadership role.
• Strong knowledge of property compliance and landlord-tenant legislation.
• Proven ability to manage maintenance operations and contractor performance.
• Experience with property management systems.
• Excellent communication, leadership, and organisational skills.
• Strategic thinker with a hands-on approach to problem-solving.

• Salary: £35,000 - £40,000
• Hours: 37.5 per week, Monday to Friday (9:00am – 5:30pm)
• Location: Central Cheltenham (on-site)
