Compass Rock – Resident and Lettings Service Specialist - Multi Site

Role Summary:
We are seeking a motivated Resident and Lettings Service Specialist to join our team. The successful individual will play a crucial role in the day-to-day operations of two of our Build-to-Rent Properties, Walton Court and Brightwells Yard, with a primary focus on leasing activities. The successful candidate will be responsible for leasing apartments, lease progression paperwork, ensuring tenant satisfaction and supporting the property management team in various tasks. As the role will be based across two sites primarily with ad hoc cover for the wider CompassRock portfolio, the successful candidate must be able to drive and have access to their own car.

Key Responsibilities:

Leasing:
Greet and assist prospective tenants, providing information about available properties. Conduct property viewings and tours, highlighting key features and amenities.
Follow up with potential tenants and maintain an organised database of leads.
Answer enquiries about rental rates, property availability and leasing terms.
Ensure a seamless lease process for application to lease; including assisting with application forms, overseeing the referencing of applicants, preparation and execution of tenancy agreements.
Provide support to the Property Managers at both lease up and stabilised properties with enquiries and viewings.

Resident Relations:
Maintain positive relationships with current residents and address their concerns professionally and promptly.
Assist in the resolution of resident issues and concerns to ensure resident satisfaction.
Conduct inventories, move-in and move-out inspections, documenting property conditions.
Ensure strong communication with residents.

Administrative Support:
Help with the preparation of leasing and property management reports.
Maintain accurate and organised records of leases, applications, and tenant correspondence

Sales Orientated:

The ideal person should be sales orientated, have a focused and driven approach to achieving leasing goals.
Communication Skills:

The ability to convey the benefits of the properties clearly and convincingly to potential tenants.
Goal Driven:

A relentless focus on meeting and exceeding leasing targets, with a strong motivation to drive occupancy rates.
Computer Literacy:

While training on our property management systems will be provided, we require that the applicant be proficient with Microsoft Office and Outlook and have an aptitude for learning new software
Customer Service:

Be able to demonstrate through previous roles the importance of customer service and give examples of how you provided exceptional customer service
Customer Facing:

This role will require face to face interactions with our residents and prospective residents. A key requirement of the role is to interact with residents and be able to build strong relationships.
Interest in Property Management:

While we do not require previous experience in BTR or property management, a keen interest in the industry and a desire to learn about the sector will help ensure success in the role.
Job Sector:

This job would ideally suit candidates from hospitality roles similar to: Sales Agent, Customer Service Agent, Sales Advisor, Front of House, Reception Manager.

Renumeration / Bonuses / Benefits
Salary:

£25,000.00-£27,000.00 per year
Bonuses:

CompassRock will seek to pay bonuses to the candidate for meeting targets, with potential for further bonuses for outperformance of targets. The assessment will be based on rents achieved, resident retention, unit turnaround and surveys of residents. This could range between 10% to 20%+ of base salary.

Working Hours:
5 day working week, this will from time to time include weekend work. 40hr working week, the working hours will vary between 8am and 7pm.
On Call: An evening and weekend out of hours service will be in place. However, it is expected that the candidate will answer their phone out of hours in case of a emergencies (which can’t be delt with by the out of hours service).
