Lettings Consultant

Vanta Staffing High Wycombe are recruiting for a Senior Lettings Consultant for a well-established Estate Agent based in High Wycombe. This is a permanent role to support business generation, growth and retention.
Monday - Friday 9am-6pm plus 1 in 3 Saturdays (9am - 4pm)
GBP26k - GBP27k basic plus OTE between GBP35k - GBP37k

The main responsibilities of the Senior Lettings Consultant are:

· Drive and lead from the front with a pro-active approach to business generation to increase turn over/profit
· Generating and booking valuations
· Researching the market and preparing comparable for valuations
· Carrying out valuations in line with the companys procedure and following up old valuations alongside provisional database.
· Run and monitor a system of all potential lettings opportunities for the business to include, but not limited to Open Rent, Social media, investors registered, investors buying, Multi landlords and Withdrawals
· Arrange for properties coming back to the market to be re inspected and valued and arrange for all relevant paperwork and compliance requirements to put them back on the open market.
· Reviewing and increasing where needed fees on remarkets, to make instructions more commercially viable for the business.
· Carry out take on appointments to include full sign up of paperwork to onboard a new clients, take photographs and prepare marketing.
· Upload, and prepare property on the CRM system and ensure compliance prior to launch.
· Mentoring and supporting new/junior team members
· Running morning meetings daily
· Dealing with customers in the office
· Qualifying applicants, fully registering their details onto the system and assessing their financial status prior to arranging viewings.
· Showing properties positively to achieve offers & lets agreed.
· Update landlords on marketing and proactively encourage price reductions if necessary.
· Reporting on any want of repair or lack of security at properties.
· Ensuring that properties are secure and lighting switched off after showing.
· Following company policy as to personal security at all times.
· Returning keys immediately after each showing.
· Assisting generally with administration in the office.
· Progressing tenancies to referencing and to a successful tenancy commencement in line with the company process.
· Proactively run a mailing list of applicants and keep them updated
· Conduct regular dedicated call outs on new instructions
· Assist in new business generation for including valuations for the company.
· Agree and achieve individual lettings performance targets
· Provide reports on progress of lets and offers

Experience required for the Senior Lettings Consultant:

· Minimum of 4 years lettings experience
Demonstrate at good understanding of the UK rental market and knowledge of the local area
· Full UK Drivers Licence
ARLA technical award in lettings and property management level 3 or higher
