Maintenance Director

To supervise, inspect and schedule the repairs and maintenance of the physical structure of the facility, including all furniture and equipment and to make periodic reports concerning problems to administration.

Accountability: Maintenance Supervisor, Administrator

DUTIES AND RESPONSIBILITIES:

1. Maintain the safe operations of water, electrical lighting, heating, air conditioning, sewage disposal, and fire alarm systems, as well as the delivery systems for each of these in a safe operating manner.
2. Maintaining the building and ensuring that equipment used is safe and operable and that all safety factors are adhered to and safety regulations are met.
3. Inspect, service and perform minor repairs on air conditioners, heaters, electrical system, hand rails, wall guards and general carpentry work.
4. Service and perform minor repairs on auxiliary power unit.
5. Check and maintain the fire alarm system and fire extinguishers.
6. Be familiar with the fire and disaster plans.
7. Supervise the installation of equipment.
8. Monitor contractors for performance.
9. Inspect, repair and schedule preventative maintenance.  Document accordingly.
10. Alternate fire drills at different times on different shifts by rotation and document accordingly.
11. Maintain reasonable stock supplies and hand tools.
12. Maintain an accurate file system to reflect manufacturer manuals and operating instructions.
13. Must be on call for emergency situations.
14. Prevents abuse, neglect and exploitation in the elderly.
15. Promote a safe, clean environment in which the residents may live.
16. Any other duties and responsibilities, as requested by the Supervisor and/or Administrator.
17. Become a participating facility team member with the resident as first priority.
18. Attend facility meetings.

None.

SUMMARY OF OCCUPATIONAL EXPOSURE:

Tasks and procedures performed by the employee involve risks classified by CDC as 

Category II.  (Activity performed without blood exposure but exposure may occur in the event 

of an emergency.)

OTHER CONSIDERATIONS AND REQUIREMENTS:

Must be able to tolerate a high pace as typical for a nursing facility.  Must be able to take and give instructions well and enjoy working with the elderly.  Although employee is required for prolonged periods of time, he/she must also be able to tolerate prolonged standing and walking.
