We are recruiting a Major Works Surveyor for an established social housing provider based in Surrey, supporting their property services and major works team!
As a Major Works Surveyor, you will be responsible for investigating complex property defects, preparing technical specifications and managing remedial works through to completion. You will manage a live caseload of complex repairs while working closely with residents and external contractors.

As a Major Works Surveyor, you will manage complex property defects including structural issues, recurring water ingress, roofing and drainage failures. You will take ownership of cases from initial inspection through to completion, ensuring works are properly specified, managed and delivered.
Key responsibilities include: Investigating complex building defects and identifying underlying causes Carrying out property inspections and technical diagnosis Preparing clear specifications for remedial works Managing contractors from instruction through to completion Monitoring progress, quality, costs, variations and valuations Challenging poor contractor performance where required Managing a live caseload of complex repairs Communicating with residents throughout disruptive works Maintaining accurate case records and providing clear progress updates Inspecting completed works and ensuring defects are fully resolvedThe successful Major Works Surveyor will have: Strong technical diagnosis and specification skills Experience investigating structural issues, water ingress, roofing and drainage failures Direct contractor and contract management experience Experience managing costs, variations and valuations Confidence challenging poor contractor performance Strong resident communication and case ownership skills Experience managing complex repair caseloads Social housing, property maintenance or residential surveying experience Relevant surveying, construction or building qualification is desirable Strong organisational, communication and problem-solving skillsThis role would suit an experienced Major Works Surveyor with a strong technical background who is confident managing complex defects, contractors and resident cases from start to finish.
