Block Manager Head of Department - Stourbridge - £45k - £50k basic plus bonus and Company Car / Allowance

• Departmental Leadership: Direct, mentor, and upskill the block management team.


• Portfolio Oversight: Maintain high standards across 80+ blocks and 1,000+ units.


• Financial Management: Direct service charge budgets, reserve funds, and year-end accounts.


• Health & Safety Compliance: Guarantee absolute adherence to fire safety regulations and statutory legislation.


• Client Care: Act as the senior point of escalation for freeholders and resident management companies.


• Strategic Growth: Protect existing business and leverage local reputation to win new contracts.

• Proven Track Record: Extensive experience in residential block and estate management.


• Leadership Experience: Demonstrated capability in managing, motivating, and developing a team.


• Legal Expertise: Deep understanding of current property legislation, lease structures, and section notices.


• Industry Credentials: TPI (The Property Institute) or IRPM qualifications are highly advantageous.
