We’re looking for a driven and detail-oriented Property Manager to join a dynamic Edinburgh-based lettings team. You’ll be the go-to expert for tenants and landlords, managing a diverse portfolio and ensuring every client receives a first-class experience.

Salary- £33,000+ bonus

Location- Edinburgh

Working pattern- Monday- Friday with 2 days hybrid working upon completion of probation

Portfolio Performance

• Maximise asset value and client retention
• Minimise void periods and arrears
• Negotiate rent increases and promote property improvements
• Ensure full compliance with lettings regulations

Tenancy Management

• Oversee the full tenancy lifecycle
• Coordinate maintenance and contractor work
• Handle checkouts, deposit releases, and tenant transitions

Client Care

• Build strong relationships with new and existing clients
• Deliver proactive, solutions-focused service
• Maintain confidentiality and integrity in all interactions

Administration

• Conduct due diligence and AML checks
• Produce detailed inspection reports
• Manage utility notifications and void period costs

Preferred-

• ARLA (or equivalent) qualification
• Minimum 2 years’ experience in property management
• Full UK driving licence
• Strong knowledge of the Edinburgh lettings market
• Confident with MS Word, Excel, and Outlook
• Excellent communication and relationship-building skills
