A leading property management company based in Radlett is looking for an experienced Property Coordinator.
This is a varied and hands-on position supporting a residential property portfolio.
You will be responsible for keeping the physical side of the residential portfolio running smoothly, from planned maintenance and reactive repairs through to compliance documentation, inspections and larger improvement projects. You will work closely with Property Managers, Estate Managers, contractors and service providers, ensuring that works are properly instructed, tracked and completed, with accurate records maintained throughout.
Key Responsibilities
* Manage planned preventative maintenance and remedial works from instruction through to completion.
* Coordinate reactive repairs and maintenance works promptly and efficiently.
* Manage day-to-day contractor and service provider relationships, monitoring performance and quality.
* Assist with contract tendering and annual supplier benchmarking.
* Obtain quotations where required, including for insurance claims.
* Maintain accurate records of facilities works, risk assessments and actions.
* Monitor compliance actions and proactively flag anything at risk of becoming overdue.
* Coordinate routine maintenance in a cost-effective manner while minimising disruption to residents and building users.
* Support Property Managers with refurbishment and larger improvement projects.
* Conduct regular site inspections and ensure buildings and assets are appropriately maintained.
You will ideally have:
* Previous experience in facilities coordination, residential property management, ideally 2+ years.
* A sound understanding of statutory compliance requirements within residential buildings.
* Experience coordinating contractors, repairs, maintenance and multiple live works orders.
* The ability to prioritise effectively and follow works through to completion.
* Excellent communication and interpersonal skills.
* A confident and diplomatic approach to dealing with contractors, residents, clients and colleagues.
* Strong problem-solving skills and a practical, solutions-focused mindset.
* Experience with Qube, Datastation or CAFM/works management systems would be advantageous.
