The Role An established and well-regarded independent estate agency in Guildford is seeking an experienced Property Manager to oversee a diverse local portfolio of residential rental properties.

You’ll be the key point of contact for both landlords and tenants, ensuring properties are well-managed, compliant, and maintained to high standards. The role offers variety, autonomy, and a chance to join a supportive, high-performing lettings and property management team.

Key Responsibilities

• Manage a portfolio of residential rental properties in and around Guildford
• Coordinate maintenance and repairs with trusted contractors
• Build strong relationships with landlords and tenants, handling queries promptly
• Organise routine inspections, check-ins/check-outs, inventories, and renewals
• Ensure full legal compliance (e.g. gas safety, EICRs, EPCs, deposit protection)
• Liaise with lettings and marketing team for new instructions and re-lets
• Keep accurate records, handle utility transfers, and assist with rent and service charge matters

Requirements

? Experience in residential property management
? Knowledge of lettings legislation and industry best practice
? Strong organisational and communication skills
? Comfortable working independently and solving problems proactively
? ARLA qualified (or willing to study) – desirable but not essential
? Full driving licence and access to vehicle preferred
