Location: Bushey, Hertfordshire - Same vacancy available in Hertford

Salary: £28,000 – £33,000 (Dependent on Experience)

Position: Full-time, Permanent

Our client is a highly respected, independent estate agency with over 30 years of local success. They have built their reputation on delivering a boutique, tailored service, and they are looking for a proactive, legally savvy Property Manager to join their close-knit team in Bushey.

With the recent shifts in rental legislation, they need someone who is confident navigating the modern legal landscape, keeping landlords protected and tenants happy. If you want a role where your expertise is genuinely valued and no two days are the same, this is it.

The Role

As a Property Manager, you will take full ownership of a shared portfolio of residential rental properties, acting as the trusted main point of contact for both landlords and tenants.

Your day-to-day will include:

* Relationship Management: Nurturing strong landlord and tenant relationships to ensure a smooth, transparent tenancy journey.

* Legal & Compliance: Staying ahead of the curve on the latest rental legislation, managing statutory safety certifications, and ensuring total compliance across your portfolio.

* Possession & Notices: Confidently managing and serving Section 8 notices and handling possession processes in strict accordance with current laws.

* Maintenance Coordination: Troubleshooting maintenance queries, liaising with trusted contractors, and organizing property inspections.

* Tenancy Lifecycle: Managing lease renewals, tenant check-outs, deposit negotiations, and returns.

* Internal Reporting: Maintaining accurate, up-to-date records and reporting directly to the Head of Property Management.

What We Are Looking For

The rental market has changed, and we need someone who has evolved with it. To succeed in this role, you will bring:

* Experience: Proven track record in residential property management (independent agency experience is a plus).

* Legal Up-to-Date Expertise: Robust, current knowledge of tenancy compliance, with hands-on experience specifically handling Section 8 notices in the post-Section 21 era.

* Communication Skills: Exceptional written and verbal communication, with the ability to handle difficult conversations with empathy and professionalism.

* Problem-Solving Skills: A calm, structured approach to problem-solving when under pressure.

* Logistics: A full UK driving license and access to your own vehicle.

* Credentials: An ARLA/Propertymark qualification is highly desirable, though not essential if you have the right experience.
