Due to continued growth, they are looking to recruit an experienced Property Manager to join their expanding team.

Role Overview

This is an excellent opportunity for an organised and customer-focused Property Manager to join a busy and successful lettings team. You will take ownership of a portfolio of residential properties, ensuring they are maintained to the highest standards while delivering exceptional service to landlords and tenants.

The role offers a varied workload, combining property maintenance, compliance, inspections, and relationship management. It would suit someone who thrives in a fast-paced environment, enjoys problem-solving, and takes pride in delivering an outstanding customer experience.

Key Duties

• Manage a portfolio of residential properties on behalf of landlords


• Coordinate all maintenance issues from initial report through to completion


• Liaise with landlords, tenants, and contractors to arrange repairs and maintenance works


• Obtain quotations, seek landlord approval, and monitor works to ensure high standards are maintained


• Ensure all managed properties remain fully compliant with current lettings legislation


• Arrange and monitor Gas Safety Certificates, EICRs, EPCs, boiler servicing, smoke and carbon monoxide alarm compliance, and other statutory requirements


• Carry out routine property inspections and produce detailed inspection reports


• Identify maintenance requirements and recommend improvement works where appropriate


• Review inventory and check-out reports, assisting landlords with deposit deductions where required


• Maintain accurate property records using the company's property management systems


• Manage office key security and maintain accurate key records


• Record meter readings and notify utility providers of tenancy changes


• Respond professionally to landlord and tenant enquiries via telephone and email


• Keep up to date with changes in residential lettings legislation and industry best practice


• Support the wider lettings team with additional property management duties when required

Key Skills

• Previous experience within Residential Property Management or Residential Lettings


• Excellent customer service and relationship management skills


• Strong organisational skills with the ability to manage a busy workload


• Excellent communication skills, both written and verbal


• Confident liaising with landlords, tenants, contractors, and third-party suppliers


• Good knowledge of current residential lettings legislation and compliance requirements


• Strong problem-solving skills with a proactive approach


• Competent using Microsoft Office and property management software (experience with Muuvo or 10ninety would be advantageous)


• ARLA Propertymark qualification, or willingness to work towards one, is desirable


• High level of accuracy and attention to detail

Package

• £30,000 to £34,000 DOE


• Monday to Friday 9am - 5:30pm
