Job Description

We are looking for a Property Manager based in the Southeast of England. Our client who is a leading UK housebuilder, known for their innovative and customer-focused residential developments, The ideal candidate will have experience in facilities management within the construction or housing sectors. This role involves ensuring the smooth operation of building services and maintenance, supporting a dynamic team dedicated to excellence and teamwork. This is a Fixed Term Contract opportunity with a salary range of £45,000 - £55,000 + £5500 Car Allowance & 10% Bonus (base salary)

Responsibilities:
Managing Commercial Property Events: Oversee all commercial property events, including rent reviews, lease renewals, and dilapidations claims on behalf of the Group.
Providing Reports & Recommendations: Deliver reports and recommendations well in advance based on critical lease dates across our portfolio.
Lease Management: Handle sublet/assignments of leases, working with appointed agents when necessary.
Database Maintenance: Examine lease reports and maintain a database highlighting any key dates.
Stakeholder Collaboration: Work closely with key stakeholders to provide crucial information relating to insurance requirements, reinstatement values, and finance reporting needs.
Property Search: Manage the search for new properties, ensuring they meet the business requirements.
Service Charge Budget Review: Review service charge budgets across the group, ensuring associated costs are fair and reasonable.
Business Rates Reviews: Oversee business rates reviews for all offices, maximizing opportunities to secure the best value and optimize potential discounts, such as empty rate relief.
Requirements:
Proven experience as a commercial property manager or similar role.
Excellent communication and negotiation skills.
Strong organizational and analytical skills.
Ability to work independently and as part of a team.
Knowledge of lease accounting and insurance requirements.
Familiarity with commercial real estate laws and regulations.
Proficiency in Microsoft Office Suite and property management software.
