We’re working with a specialist housing charity to find a Maintenance Surveyor who wants to put their technical skills towards something worthwhile. The organisation provides affordable homes and support to people who may have faced difficult circumstances, helping residents build stability, confidence and independence. Listening, treating people with respect and doing what you say you will do are central to its approach. You’ll have the opportunity to make a visible contribution, both to the homes residents live in and to how the organisation delivers its repairs service. Your judgement, ideas and willingness to see things through will help improve the experience people have of their landlord.
The role Working closely with the Property Services Manager, you’ll take a hands-on role in responsive repairs, empty homes and planned maintenance. From investigating a persistent leak to making sure a home is ready for a new resident, you’ll identify what needs doing and follow the work through to a good standard. You’ll:
Inspect homes and communal areas, diagnose defects and recommend practical solutions, including for damp, mould, leaks and recurring repairs. Prepare clear reports and schedules of work so contractors and colleagues know what needs to happen. Monitor contractors, check completed work and challenge poor workmanship or delays. Identify housing hazards, follow up remedial works and provide technical evidence for complex repairs, complaints and disrepair cases. Keep residents informed, taking care to understand individual circumstances and make visits and works as considerate as possible.There’s also scope to help improve working practices, reduce repeat repairs and share what you learn from being out in residents’ homes.
What you’ll bring You’ll be an experienced maintenance or property surveyor with sound knowledge of building construction, defect diagnosis and contractor management. Housing experience would be particularly welcome, as would experience working sensitively with residents who need additional support. You should understand HHSRS principles, Decent Homes expectations and landlord safety responsibilities, and be comfortable producing clear reports and accurate records. A relevant Level 4 technical qualification, or equivalent demonstrable experience, is required. You’ll also need a Level 3 housing management qualification or a willingness to complete the approved competency route outlined in the job requirements.
Travel across London boroughs and participation in an out-of-hours duty rota form part of the role.
