This is a varied commercial role, responsible for managing the financial and contractual aspects of projects from tender stage through to final account. Working closely with Project Managers, clients, subcontractors and internal teams, you will help ensure projects are delivered commercially, efficiently and to the required standards, while identifying opportunities to minimise costs and maximise value. Key Responsibilities: Manage the commercial aspects of projects from tender through to final account. Monitor project programmes, identifying delays and potential entitlement to extensions of time. Manage potential and actual contract changes, ensuring notices, variations and claims are submitted correctly and on time. Procure, manage and commercially control subcontractors, including subcontract negotiations, measurements, certificates, accruals and final accounts. Build and maintain positive relationships with clients, subcontractors and internal stakeholders. Work closely with Project Managers to monitor project cost, value, quality and delivery. Attend contract handovers, project start-ups, progress meetings and contract review meetings. Support the Sales and Estimating teams with commercial and contractual matters. Ensure contracts are correctly set up and all relevant documentation and records are maintained. Prepare and submit interim applications for payment, analyse payment notices and monitor cash receipts. Assist with the recovery of outstanding debts and resolution of financial queries. Maintain accurate contract documentation, including applications, quotations, variations and notifications. Monitor project income and expenditure, including interim and final applications, final accounts and outstanding payments. Produce monthly commercial reports including CVRs, cashflow forecasts, cost-to-completes, turnover forecasts, WIP reports and risk/opportunity registers . Support Project Managers by presenting the commercial position at monthly CVR meetings. Contribute to project reviews, identifying key commercial risks, opportunities and lessons learned. Ensure all commercial and contractual activities comply with company procedures, legislation and relevant contractual requirements. Identify and escalate potential commercial or contractual issues at the earliest opportunity. About You: The successful candidate will ideally have: A minimum of 5 years' experience within a main contracting or project delivery environment. An HND or degree (or equivalent) in Quantity Surveying . Strong experience in commercial management and subcontractor procurement. Experience managing subcontractor accounts, measurements, valuations, certificates, accruals and final accounts. Good working knowledge of JCT, NEC and ICHEME forms of contract , alongside a sound understanding of Construction Law. Experience with monthly commercial reporting and earned value analysis . Knowledge of estimating and cost analysis. Experience handling applications, claims, variations, subcontract orders, contract negotiations and final accounts. Strong numerical, analytical and IT skills, including Microsoft Office. Excellent communication, organisation and time-management skills. The ability to work independently while also contributing effectively within a wider project team. Strong negotiation, problem-solving and attention-to-detail skills. The confidence to build effective relationships with clients, subcontractors and other stakeholders. A professional, accountable and proactive approach to your work. Desirable RICS membership or working towards professional membership. CSCS card. Experience building productive relationships across all levels of an organisation. A results-driven and proactive approach. What the Role Offers: 37-hour working week. Permanent position within an established project delivery environment.
