Quantity Surveyor – Residential Development / Housing & Apartments
Salary: Circa £65,000 | Permanent
We are recruiting for an experienced Quantity Surveyor to join an established property development and construction business delivering residential housing and apartment developments.
The business undertakes a variety of residential schemes, typically up to 75 plots, and is looking for a commercially strong Quantity Surveyor who can take ownership of projects throughout both the pre-contract and post-contract stages.
This is an excellent opportunity for a QS who wants genuine responsibility, commercial involvement from the outset and the opportunity to see developments through their complete lifecycle.
The Role
As Quantity Surveyor, you'll take responsibility for the commercial management of residential developments from initial cost planning and procurement through construction, final account and completion.
You'll work closely with the Development, Design and Construction teams to ensure projects are commercially viable, properly procured and effectively managed throughout delivery.
This is a role for somebody who enjoys being involved in the bigger picture rather than simply managing subcontractor accounts once construction has commenced.
Your responsibilities will include:
*
Pre-contract cost planning and estimating
*
Preparing project budgets and cost plans
*
Reviewing drawings, specifications and tender documentation
*
Measurement and preparation of bills of quantities
*
Subcontractor and supplier procurement
*
Tender analysis and negotiation
*
Preparing and placing subcontract orders
*
Commercial management throughout construction
*
Monthly CVRs, forecasting and financial reporting
*
Managing subcontractor accounts and payments
*
Applications, valuations and variations
*
Monitoring project expenditure against budgets
*
Identifying commercial risks and opportunities
*
Working closely with Design and Site Management teams
*
Value engineering and cost-saving initiatives
*
Managing final accounts and project close-out
Your Background
We're looking for an experienced Quantity Surveyor with a strong understanding of residential construction and the commercial processes involved in delivering housing and apartment developments.
Ideally, you'll have:
*
Previous Quantity Surveying experience within residential construction
*
Experience working for a housebuilder, residential developer or main contractor
*
Strong pre-contract and post-contract commercial experience
Good subcontractor procurement and negotiation skills
*
Excellent cost reporting and forecasting ability
*
Strong contractual and commercial awareness
*
Experience managing multiple work packages
*
The ability to work independently and take commercial ownership
*
A relevant Quantity Surveying qualification would be advantageous
Experience across housing developments, apartment schemes, residential refurbishment or mixed-use residential projects would be particularly relevant.
The Opportunity
For the right Quantity Surveyor, this is an opportunity to become an important part of a residential development business where your commercial input will genuinely influence project outcomes.
You'll have the opportunity to get involved early, contribute to procurement and commercial strategy, work closely with the delivery teams and manage projects through to completion.
With schemes generally up to 75 plots, the role offers an excellent balance of project variety, responsibility and direct involvement throughout the construction process.
We're looking for somebody who is commercially astute, proactive, organised and comfortable taking responsibility.
Salary & Package
Circa £65,000, dependent upon experience, with the wider package to be discussed.
If you're an experienced Quantity Surveyor with a background in residential housing or apartment developments and would like to explore a new opportunity, please send me your CV or contact me directly for a confidential conversation.
