An exciting opportunity has arisen for an experienced Repairs & Maintenance Manager to join a London Local Authority on an interim basis. Reporting to the Head of Compliance, Maintenance and Facilities Management, you will lead the delivery of responsive and planned maintenance services across a diverse corporate property portfolio.
This is a key leadership role responsible for maintaining operational buildings, managing a team of maintenance professionals, overseeing contracts worth up to £3 million, and ensuring property assets remain safe, compliant and fit for purpose.
Key Responsibilities
Lead the delivery of responsive maintenance services across the council's property portfolio. Manage a 24-hour emergency call-out service and ensure building-related issues are addressed effectively. Develop long-term maintenance strategies, planned works programmes and lifecycle investment plans. Oversee building condition surveys, stock condition data and asset inspections. Manage external maintenance contracts including:
Building Fabric Mechanical & Electrical Services Specialist Maintenance Services Building Management Systems (BMS) Lightning Protection Systems
Lead and develop an in-house maintenance team and specialist contractors. Manage maintenance budgets of up to £3 million. Procure and oversee maintenance contracts in line with public sector procurement regulations. Develop and monitor KPIs to improve contractor performance, service delivery and value for money. Build strong relationships with internal stakeholders across council departments. Ensure accurate maintenance records, asset data and programme information are maintained within CAFM systems. Provide technical advice on building maintenance, M&E systems and property-related issues.
Requirements
Significant experience managing property repairs and maintenance within a local authority, public sector or large corporate estate environment. Strong knowledge of building maintenance, asset management and lifecycle planning. Experience managing responsive maintenance services and planned maintenance programmes. Proven experience managing contractors, consultants and maintenance frameworks. Strong understanding of contract management, procurement and budget control. Experience leading and developing technical teams. Knowledge of M&E systems and building services within commercial and public-sector buildings. Experience using CAFM systems and asset management databases. Degree qualified or equivalent relevant experience. Membership of a relevant professional body such as RICS, CIBSE or equivalent is desirable.
