Interim Repairs Contract Manager – Overview

An established social housing provider is seeking an experienced Interim Repairs Contract Manager to join its client-side Repairs & Maintenance team.
This is a highly visible role focused on ensuring repairs contractors consistently deliver against contractual obligations, compliance standards, financial targets and resident expectations. You will play a key role in driving service improvements, strengthening contractor accountability and enhancing resident satisfaction across a busy housing portfolio.
Working closely with contractors, residents and internal stakeholders, you will be responsible for ensuring a high-quality, value-for-money repairs service that delivers excellent outcomes for residents.
Interim Repairs Contract Manager – Key Responsibilities

Manage contractor performance against contractual requirements, service standards and agreed KPIs.
Monitor financial performance and ensure services are delivered within agreed budgets and commercial parameters.
Ensure repairs and maintenance works meet required quality standards, including workmanship and materials.
Oversee subcontractor arrangements and ensure appropriate governance and compliance controls are in place.
Review, challenge and approve contract variations in accordance with contractual requirements.
Develop and implement improvement plans to address contractor underperformance or areas of non-compliance.
Drive service improvements that enhance the repairs journey and customer experience.
Build and maintain effective working relationships with contractors and key stakeholders.
Ensure complaints are managed effectively and in line with the Housing Ombudsman Complaint Handling Code.
Analyse performance data to identify trends, emerging risks and opportunities for service improvement.
Prepare reports and present performance information to a range of stakeholders.
Interim Repairs Contract Manager – Applicant Essentials
Essential

Significant senior-level experience within repairs and maintenance contract management.
Extensive knowledge of repairs and maintenance contracts, building legislation, building safety requirements and health and safety legislation.
Proven experience managing contractor compliance and contract performance.
Strong understanding of procurement and contract management principles.
Experience developing and implementing action plans to address areas of non-compliance.
Demonstrable experience producing, monitoring and reporting on operational and assurance KPIs.
Strong analytical skills with the ability to gather, interpret and present complex performance data.
Experience producing reports and presenting findings to a range of stakeholders.
Experience working closely with residents and resident groups.
Strong working knowledge of Microsoft Office applications, particularly Outlook and Excel.
Desirable

Degree in Building Surveying or a related discipline.
Membership of a relevant professional body such as RICS or CIOB.
Experience working within a social housing environment.
Experience managing large-scale outsourced repairs and maintenance contracts.
Knowledge of resident engagement and service improvement methodologies.
