Rural Asset Manager

Job Description - Rural Asset Manager

Are you an experienced rural property professional looking for a role where you can combine estate management, commercial thinking, and hands-on project delivery?

We're looking for a Rural Asset Manager to join our Property & Estates team and take an important role in managing and enhancing a varied portfolio of rural and residential property across Lincolnshire.

This is much more than a traditional property management position. You'll have the opportunity to influence how our assets are managed, maintained, and developed, while building strong relationships with tenants, colleagues, suppliers, and other stakeholders. This role will enable you to make a real difference to a diverse Rural Estate.

Reporting to the Head of Property and managing the Property Lead, you'll bring together asset management, tenancy management, compliance, financial control, and capital project delivery to ensure the portfolio performs well today and continues to deliver long-term value.

What you'll be doing:

Every day will bring something different. You'll take ownership of a broad range of property and estate matters.
Managing contractual arrangements across our rural and residential portfolio, including lettings, handovers, tenancy matters and third-party agreements.
Ensuring properties meet all relevant statutory, health and safety, landlord and compliance requirements.
Identifying opportunities to improve the performance, utilisation, sustainability, and long-term value of our assets.
Supporting and leading planning applications, estate development opportunities, woodland management initiatives, and property improvement projects.
Taking projects from initial business case through to completion, coordinating contractors, suppliers, and stakeholders along the way.
Managing annual budgets, monthly reporting, and property-related expenditure, ensuring strong financial control.
Building trusted relationships with tenants, guests, colleagues, suppliers, and other stakeholders.
Proactively identifying issues and opportunities, finding practical solutions, and making sure things keep moving.
Maintaining accurate property records and ensuring a consistently high standard of property management across the portfolio.

What we're looking for:

Someone with the ability to combine their professional property expertise with a practical, can-do approach.
The successful candidate will have experience in rural asset, estate or property management and a good understanding of landlord and tenant matters.
Someone who is comfortable managing projects, budgets, and external suppliers, and will need to be confident making decisions that balance commercial priorities with long-term asset value.

Skill and Qualification Requirements:

MRICS, FAAV or an equivalent professional qualification, or relevant experience at an equivalent level.
Experience in managing a rural asset, estate, or property team.
A strong understanding of landlord and tenant matters and property compliance.
Experience delivering capital or property improvement projects.
Experience managing budgets, contractors, and suppliers.
Strong commercial judgement and an eye for opportunities to improve asset performance.
Excellent communication and stakeholder management skills, with the ability to build effective relationships at all levels.
A proactive, organised, and accountable approach, with strong problem-solving and decision-making skills.
The ability to manage multiple priorities while maintaining high standards.
Good IT skills, particularly Microsoft Office and Excel, together with the ability to maintain accurate property records.
A full UK driving licence and the flexibility to travel across the portfolio.

Why consider this role?

This is an opportunity to become a key part of the team responsible for managing and developing a diverse rural and residential property portfolio and team.

You'll have genuine scope to make your mark, whether that's improving the performance of an existing asset, delivering a successful property project, resolving a complex tenancy matter, or identifying a new opportunity for the estate.

If you enjoy a role that combines strategic thinking with practical action, are confident working with a wide range of people, and take pride in delivering high standards, this could be the opportunity you've been looking for.

If you're an experienced rural property professional who wants a varied role with real opportunity to take responsibility and contribute to the long-term success of a diverse estate, we'd love to hear from you
